TOBY & INDUSTRY AWARD WINNERS 2016 5 250,000-499,999 SF Property: ONE Marina Park Drive Owner: A joint venture of The Fallon Company and MassMutual Management Company: CBRE | New England Property Manager: Shawn Carroll ONE Marina Park Drive is an 18-story, 491,516 SF multi-use building in the Seaport District. Completed in 2010, ONE Marina Park Drive was the first developed building at Fan Pier, and was one of the pioneer commercial buildings in the Seaport District. ONE Marina Park Drive was certified LEED Gold Core & Shell in 2010. In November 2015, ONE Marina Park Drive received LEED Gold certification for Existing Buildings: Operation + Maintenance. The building’s exterior was designed to embody the essence of the Innovation District, a name given to the area in 2011 by the late Mayor, Thomas Menino, and capitalizes on the views of Boston Harbor. The architectural design preserves site lines of Boston Harbor, Rowes Wharf, and Logan Airport. An insulated glass curtain wall, precast architectural concrete, and natural stone were used together to create ONE Marina Park Drive’s distinctive façade. To achieve maximum energy efficiency, the curtain wall utilizes 1 insulating dual-pane, tinted low E glass units glazed into thermal frames. The building was originally constructed in 1983. Standing at 10 stories and 204,750 SF, 100 Hancock Street underwent over $16 million worth of extensive renovations to the lobby, upgrades to the HVAC systems, and upgrades to the garage in 2008. The property received LEED Core and Shell Silver Certification by the U.S Green Building Council in 2009. The major tenant in the building is the Commonwealth of Massachusetts Executive Office of Human Health Services/ Massachusetts Developmental Disabilities Council (ADD) occupying 64% of the building.

Statistics show that at the end of 2012, the property was recycling at 38%. By the end of 2015, the property was recycling at a remarkable 65%. Water consumption has been reduced by 34% in conjunction with a Water Reduction program over the last 14 years and continues to be an ongoing project at the property. The building sits on a historic site from the Colonial Era, quotes from the Constitution are engraved into the building stone, and a time capsule from the 1980s is hidden in the plaza. TOBY & INDUSTRY AWARD WINNERS 2016 7 HISTORICAL BUILDING Property: 501 Boylston Street Owner: TIAA-CREF Management Company: CBRE | New England Property Manager: Amy Forman 501 Boylston Street is a 610,075 SF, Class A office and retail building located in Boston’s historic Back Bay. Constructed in the Neoclassic style, it is a grand structure of elegance and the ultimate location for companies seeking a distinct location. Strategically located in the heart of the city’s premier retail and business destinations between Boylston, Newbury and Clarendon Streets, and comprising almost an entire city block, 501 Boylston marks the crossroads of commerce and convenience. 501 Boylston was built in 1940 as the headquarters of New England Mutual Life Insurance Company and has been owned by TIAA since 501 Boylston Street, Boston 2007. The Boylston Street lobby has eight large murals, which were painted by Charles Hoffbauer and feature snapshots of historic moments unique to New England, yet pivotal in the formation of America. Centrally located, above the main lobby floor, is a granite carving called “Woman at the Spinning Wheel”. The woman is Priscilla (Mullins) Alden, a noted member of the Plymouth Colony Pilgrims, who was memorialized in Henry Wadsworth Longfellow’s 1858 poem The Courtship of Miles Standish. The image of Priscilla with her spinning wheel was popularized in the late 19th century by painter George Henry Boughton’s piece Why Don’t You Speak for Yourself, John, which was titled after the poem’s most memorable line. The image of Priscilla and her spinning wheel appeared on a calendar in 1886 for New England Mutual, and served as the company’s trademark until the 1950s when the newly-named New England Life chose the USS Constitution as its replacement symbol. The lobby has four dioramas, created by Sarah Annette Rockwell, and depicts the long history of the Back Bay ground, which 501 Boylston now sits. LABORATORY BUILDING Property: 200 Cambridge Park Drive Owner: King Street Properties Management Company: Lincoln Property Company Property Manager: Kelly Oyekoya 200 Cambridge Park Drive is a six-story, 221,845 SF, Class A laboratory and office building located in a vibrant mixed-use campus setting in Cambridge, Massachusetts. The building features BL-2 laboratories, two vivariums, and robust standby power with highly reusable space and large typical upper floor plates averaging 39,400 SF. The building houses numerous life science tenants, including Amgen and Celgene. 200 Cambridge Park Drive was renovated in early 2015 to accommodate several different tenants, including several large pharmaceutical companies and two rising innovators in 200 Cambridge Park Drive, Cambridge the same industry. Originally, the building was occupied by a single pharmaceutical company. In 2016, 200 Cambridge Park Drive won the Excellence in Commuter Options (ECO) Leader Award. This Award recognizes exemplary contribution and efforts in reducing congestion and greenhouse gas emissions through encouraging tenants and their employees to utilize sustainable transportation options. One of the most unique features of this property is its accessibility to natural wildlife. Adjacent to Alewife Brook Reservation, a 120 acre state park with extensive walking and biking trails, tenants can step outside into a natural oasis, something rarely found in an urban setting. Congratulations to 200 Cambridge Park Drive and Lincoln Property Company. 8 TOBY & INDUSTRY AWARD WINNERS 2016 RENOVATED BUILDING Property: 177 Huntington Avenue Owner: Beacon Capital Partners Management Company: CBRE | New England Tenant Coordinator: Faith Farnham Over the last three years, 177 Huntington Avenue carried out a considerable separation and modernization project. In an effort to make the property its own building, on a campus where it used to heavily rely on shared electrical distribution, emergency power, chilled water for cooling and steam for heat. In 2015, a full façade restoration project was completed. On the exterior of the building, lighting accentuates the curved architecture on the northeast and southwest corners. The northeast band of light spans the height of the building and makes 177 Huntington visible from across the city. Standing at the end of The Plaza of The First Church of Christ, Scientist, 177 Huntington Avenue was built as part of the Christian Science Plaza development of the early 1970s, a development that has left a lasting impression on Boston’s Back Bay and South End communities. A complete elevator modernization project was completed recently, bringing the existing elevators up to par with modern technology and bright new finishes; an additional elevator was installed to ensure that tenants were not waiting to be delivered to their respective floors. The lower level, which was once unusable and un- rentable space, has been transformed into an amenity center consisting of a 100 Summer Street, Boston high-end fitness center offering both cardio and weight training equipment. The main entrance and lobby have been revitalized to provide a pleasant and inviting space. Individual BOMA members are nominated by colleagues, tenants, and supervisors who feel they exemplify outstanding leadership and passion in their field. Nominees are then interviewed by a judging committee of BOMA members and past winners. 2016 Executive Of The Year Greg Brown, Vice President, Property Management, Hines

As Vice President of Property Management for Hines, Greg Brown oversees Hines managed properties and new business in the Boston Market. Throughout his 33 year career at Hines, Greg Brown has worked on acquisition due diligence, leasing, building operations, sustainability, start-up, personnel training and quality control for over 22 million SF of office and retail space. Included among Greg’s career highlights are the oversight and management of the Morgan Stanley relationship for the facility, property and data center of over 7 million SF from 2006-2009, the start-up and operations of the 710,000 SF Five Hundred Boylston and 520,000 SF Two Twenty Two Berkeley Street in Boston MA, and the acquisition due diligence and managing the property management transition for Cornerstone at the time of purchase of the 500,000 SF, 125 Summer Street and 800, 000 SF, in Boston. Greg was also responsible for assisting in the acquisitions and operations of properties in Wellesley, Canton, Newton, Marlborough, Hartford, CT, Washington DC, Richmond VA and New York, NY. Under Greg’s Leadership, his team has won five Boston BOMA TOBY Awards. Greg served on the Hines Operations Management Committee, which oversees operational consistency across the firm and the Personnel Committee. Greg had a leadership role in the development of Hines’ in-house Property Management Training Program. Having worked for Greg Brown, Erika Clarke, Vice President of Asset Management at Novaya Real Estate Ventures and 2012 BOMA Boston President, shared, ‘“Greg’s commitment to the industry and his teams is unmatched. He is an exceptional leader and mentor and through his direction and guidance over the years, he has taught me to learn my assets from many different perspectives and to nurture the relationships with each stakeholder. These relationships are more important than the brick and mortar we manage, they make our days and careers rewarding. I am proud that he was my first supervisor in Boston and delighted that he has been selected as the 2016 Executive of the Year Award honoree.” After serving on the BOMA Boston Board of Directors from 2004-2013, Greg chaired the Greater Boston Real Estate Board’s Government Affairs Committee in 2014 and has been a voice for the industry on several legislative issues. As the 2014 Chairman of the GBREB Government Affairs Committee and member of the Committee for three years, Greg testified before legislative committees at the State House including the Joint Committee on Telecommunications Utilities and Energy, attended meetings at the State House with legislators and the Governor’s staff and attended numerous meetings in Milford as part of a Department of Public Safety working group on utility transformer vaults. TOBY & INDUSTRY AWARD WINNERS 2016 11 2016 Low-Rise Property Manager of The Year Maureen Ayers, CBRE | New England

Maureen Ayers is the Senior Property Manager, RPA at 88 Black Falcon Avenue in Boston, Massachusetts. Since Maureen began working at 88 Black Falcon Avenue, she has successfully completed many tenant build outs, capital projects, and initiated energy saving programs, which resulted in significant savings to tenants. Maureen has always shown a passion for providing best-in-service to tenants and building staff. Steve Kimball, Managing Director of East Region Operations at Prologis, a tenant at 88 Black Falcon Ave. said, “[Maureen] maintains personal contact with tenants to ensure solid, reliable relationships, which translate into tenant satisfaction and extended occupancy.” In fact, Maureen has led her property management team through numerous procedure changes and upgrades to various software platforms from tenant Prologis’ ongoing pursuit for cutting- edge technology.

John Salvucci, Director of Administration and Finance at Lawson & Weitzen, LLP describes Maureen as “extremely competent, responsible, proactive, and attentive.” He also states that “the building itself is a testament to Maureen in that it is always well-kept and under constant review and assessment for any issues that might arise, which are dealt with expeditiously and in the best possible manner.”

Maureen has transitioned the property through changes in ownership, property management companies, and a company merger without sacrificing tenant relations. At the property she has sponsored social events as a facilitated networking opportunity for building tenants. Maureen has also hosted blood drives, food collections for local food pantries, clothing drives for those less fortunate, and book collections for young children at 88 Black Falcon Avenue, all a tribute to her social commitments.

2016 Mid-Rise Property Manager of the Year Amy Forman, CBRE | New England

Amy Forman is the General Manager for 501 Boylston Street in Boston, Massachusetts. Amy moved into the General Manager role in 2015 and has since led her team through a substantial lobby renovation, various tenant fit ups, roof deck feasibility study, clean-up of the financial books, and overall staff rejuvenation.

Under Amy’s management, the overall rating in the annual Kingsley tenant survey has significantlyincreased and has exceeded both the Kingsley average and the TIAA ownership’s portfolio average, exemplifying Amy’s focus on tenant relations and customer service. Ken Kern, Senior Vice President/Partner at CBRE | New England comments, “the asset manager for TIAA has expressed to me her highest level of approval and total faith and trust in Amy.” Aquent, a newer tenant to 501 Boylston Street who just relocated their global headquarters to Boston after two decades, expresses their satisfaction with Amy’s management style. Allen Fletcher, Manager of the Global Headquarters Operations Team at Aquent states he “cannot begin to explain how wonderful it has been to have [Amy] and her team on site helping [him] execute not on the everyday tasks, but also all of [their] larger initiatives too.” Allen reflects on the work that has gone into their space since they became a tenant, “it is most certainly because of [Amy], the hard work of her team, and our business relationship that I have been able to make my CEO’s ‘State of the Art Headquarters’ vision a reality.” Amy has been an active BOMA Boston Member for over 13 years and has held roles on the BOMA Boston Board of Directors, BOMA Membership Committee, BOMA Benefit Committee, and TOBY & Industry Awards Judging Committee.

2016 High-Rise Property Manager of The Year Jennifer Twombly, CBRE | New England

Jennifer Twombly is the Senior Property Manager of 100 High Street in Boston, Massachusetts. Since Jenn began working at 100 High Street, she has led her building team through the lease up of the property, with occupancy increasing from 65% to 90%.

Jenn has overseen tenant buildouts for all of the newly leased space (totaling over 150,000 SF) and managed construction for a new amenity center and spec suites. Judy Maheaux, Assistant Vice President of Facilities at Investment Technology Group, Inc and building tenant adds, “the many improvements that have taken place at 100 High Street are quite impressive, and Jennifer has done a tremendous job maintaining and adding her personal touch.” Additionally, there have been several capital improvements at the property during Jenn’s tenure: a cooling tower replacement project, elevator modernization, and a chiller refurbishment project.

Jenn has a great understanding of tenant priorities and she is able to work diligently to exceed their expectations on a daily basis. Jill Lazzeri is a Property Manager for Equity Industrial Partners Corporation in Massachusetts. Jill began her career at Equity Industrial Partners in July 2009 as an office manager and progressed to her current position as Property Manager. Jill is currently responsible for line property management of 14 properties.

Jill has been a significant resource and leader in helping Equity Industrial Partners improve their business practices in areas including budgeting, tenant billing and collections, lease administration, and document management. She is a go-getter and strives to perform at the highest level possible. Daniel Fitzgerald of Able Engineering Services, is the Chief Engineer for Copley Place in Boston.

Recently, through his role at Copley Place, Dan has overseen a renovation of the office and retail common areas, reconstruction of the Southwest corner of the building, and near-simultaneous build-out of tens of thousands of square feet of office and retail tenant space. Additionally, he had extensive working relationships with architects, engineers, consultants, and permitting authorities in preparation for the commencement of the center’s massive residential addition and retail expansion. Through all of this, Dan holds the primary role in the development, documentation, implementation, and management of Copley Place’s NFPA 241 program. In fact, Dan’s extensive knowledge of NFPA 241 translated into a presentation at a BOMA Boston Engineering Committee meeting, where he facilitated an educational presentation and guided open discussion with Committee members regarding the plan. Dan is well-respected at Copley Place by his peers, where he has been working for the last 14 years. William Kenney, General Manager at Copley Place reflects on his relationship with Dan, “I can say without hesitation that I have seldom (if ever) seen the collective level of leadership, strategic awareness, technical expertise, and project management that Dan has demonstrated.”

Dan is experienced in working with budgetary constraints and is creative in finding ways to reduce operating costs, through energy saving initiatives, reduced pricing for materials and services, and more.

According to Dennis O’Brien, Engineering Manager at Able Engineering Services, “as a leader, Dan sets the example by his own actions and attitude towards his work. He takes enormous pride in what he does and treats the property like his own. 2016 Executive Engineer of the Year Michael Fitzgerald, Boston Properties

Michael Fitzgerald of Boston Properties, is the Director of Engineering for the Prudential Center in Boston.

With over 30 years of industry experience, Mike has worked for real estate companies and hotels including: the Four Seasons, Le Meridien, Beacon Management Company, and Equity Office Properties.

Over the past 2 years, Mike has worked on a variety of complicated HVAC and control upgrades at 200 Clarendon Street. Steve Gover, Account Executive at Siemens noted that during this significant re-commissioning project, Mike displayed “exceptional management [of the] project at 200 Clarendon that resulted in a dramatic energy reduction and improved conditions for tenants. Mike’s management of the various team members which included consulting engineers, internal personnel, prime contractors, and sub-contractors was critical to the success of this project.”

Mike has extensive engineering design and construction experience, hands-on project management experience, and detailed financial accounting and management experience.
