LA06/2015/0775/F – Reasons for Refusal 1. The proposed development is contrary to policy CTY1 of Planning Policy Statement 21, Sustainable Development in the Countryside, in that there are no overriding reasons why this development is essential in this rural location and could not be located within a settlement. 2. The proposal is contrary to policy CTY13 of Planning Policy Statement 21, Sustainable Development in the Countryside, in that the development would, if permitted, have an adverse impact on the landscape by reason of its undue prominence and lack of integration 3. The proposed development is contrary to policy CTY14 of Planning Policy Statement 21 in that it would, if permitted, further erode the rural character of the area and be incongruous to the traditional pattern of development within the area. 4. The proposed development would be contrary to the Strategic Planning Policy Statement for as it has not been demonstrated that there would be no adverse impact on the amenity of future occupants by way of noise, nuisance, dust or vibration from the adjacent quarry. 5. The proposal is contrary to policy CTY12 of Planning Policy Statement 21 Sustainable Development in the Countryside, in that the applicant has not provided sufficient information to confirm that the proposal is located on an active and established farm.
