Location • Buzzard Point is the final jewel in the completion of the Capitol Riverfront community—Washington, D.C.’s fastest growing neighborhood. • The Capitol Riverfront neighborhood is 500 acres situated between I-395 and the and includes Buzzard Point. • Buzzard Point is located a mile south of the U.S. Capitol and just across from Nationals Stadium. • Buzzard Point’s boundaries include the area south of P St., S.W.; and west of South Capitol St., S.W. • With more than 3500 feet of shoreline, Buzzard Point is situated alongside, and enjoys the convergence, of two major waterways—the Anacostia River and the . • The Buzzard Point area is also adjacent to the historic Ft. McNair Army military campus, home to the US War College.

History • A map dating back to 1673, published by Bohemian explorer Augustine Herman, designates the area as Turkey Buzzard Point, later shortened to Buzzard Point. • The area went through some subsequent name changes in the 1700s and 1800s due to various owners. It was known as Young’s Point in 1790 based on owner Notley Young; later became Greenleaf’s Point after land speculator acquired the land. • The area has been an important location for the military. It has also seen agricultural and industrial uses over the years. • It has long been known for its electrical history – the generation and distribution of electricity for sections of SW and SE Washington.

Transportation • Union Station and Ronald Reagan Washington National Airport are within 15 minute drives. • Immediately adjacent to the Metro Green line, with close proximity to three additional Metro lines ( Orange, Blue and Silver)

Neighborhood Today • Nearly 3,000 residents will call Buzzard Point home by 2021. • The neighborhood will include a riverfront park—Buzzard Point Park - and is adjacent to the Marina. • , the home of the D.C. United Soccer Team is the latest addition to the community and is a new 20,000 seat MLS soccer stadium opensSaturday, July 14, 2018. The soccer stadium is planning to host entertainment events beyond soccer games. • Field House, a 42,000 sq. ft. outdoor bar and entertainment venue is open adjacent to Audi Field on land owned by Akridge. • A 0.8 mile river walk trail is planned and will connect into the larger 20-mile Anacostia Riverwalk Trail system. • Peninsula 88 is currently selling Washington’s only new waterfront condominiums (delivery 2019) and RiverPoint (located two blocks south of Audi Field) with Class A apartments, restaurant and retail space will break ground soon. • Pepco has activated an exciting arts program in partnership with the D.C. Commission on the Arts & Humanities on their new electrical substation at 1st Street and Potomac Avenue, SW.

The Future • A vibrant new community will emerge through the repurposing, and renovating of existing buildings and new construction that will celebrate the history and heritage of this unique neighborhood. • Eight entities have formed a partnership to raise visibility and awareness of this waterfront community. • Capital City Real Estate, RiverPoint Partners, Akridge, MRP, Steuart Investment Co., Douglas Development, Pepco, Audi Field and the Capital Riverfront BID have all partnered to ensure coordination, cooperation and the best community possible for all who will live, work, play here and visit here. • With an eight-year completion estimate, there will be approximately 4.5 million square feet of office and retail and approx. one million square feet of residential. Community amenities will include restaurants, shopping, entertainment, and waterfront access. • In keeping with giving back to the community, additional neighborhood art projects are being planned. These will be designed to create beautiful, interesting and entertaining spaces throughout the neighborhood that embrace the history of the community and work closely and in cooperation with residents.
