The farm buildings are approached over a hard surface and lie to the east of the B3349 Reading Road. There are two buildings which comprise a double pitched cattle building (23.0m x 26.1m) of steel and concrete frame under a fibre cement sheet roof with spaced board cladding above a concrete block wall. The building has been used to house cattle and farm machinery.

Immediately to the east of the cattle building is a steel portal frame dutch barn (18.5m x 7.8m) under a fibre cement sheeting with timber spaced boarding to three sides. This building has been used as a fodder store.

The Farmland

The farm is being offered in four lots and the land within each lot is described as follows. Lot 1 comprises the farm entrance drive with access to the main road the farm buildings as described above and is set within some 8.92 acres. Lot 2 lies to the north of the buildings and comprises part railed paddocks, pasture and woodland and the attractive lime tree avenue to the water meadows and in all is some 16 acres. Lot 3 is an attractive parcel of water meadows with frontage onto the River Whitewater and in all some 21.72 acres. Lot 4 comprises the two arable fields to the south of the buildings and has a direct access onto the B3349 and in all some 39.12 acres.

Planning Permission

The vendors submitted two Prior Notification applications to Council under the Part 3 of the Town and Country Planning (General Permitted Development) Order 1995 (as amended) for the conversion of the dutch barn and the cattle building to residential.

The cattle building conversion would create a dwelling of some 450 sq m in a single storey residence. The dutch barn conversion would create some 288 sq m of accommodation on two floors although the footprint is only some 144 sq m. Under the GPDO, which limits development to 450 sq m, it would not possible to implement both of the permissions. However there may be scope to submit a new Prior Notification application to include both buildings as long as the developed area does not exceed 450 sq m.

The application for the dutch barn was under application ref 14/00929/PNDW and the Council concluded that the scheme was not permitted development. The vendors appealed against the decision and the appeal was allowed under Appeal Ref APP/N1730/A/14/2225012.

The application for the cattle building was submitted under ref 14/01778/PNDW and the Council did not notify the applicant of their decision within 56 days and consent for the development was confirmed on the basis it commenced within a period of three years from 14/10/2014.
