Sub : Post Facto CRZ Clearance for Permissible Activity – Residential Building Survey Nos. 5/1 Part (5/28 as per Patta) of Sholinganallur Village (earlier Taluk, Kancheepuram District) at Door No. 5 (New No. 7), Copper Beach Road, Panaiyur, Sholiganallur in Greater Chennai Corporation Area, - reg. Ref. : MoEF&CC Notification S.O 1002(E) dated 6th March 2018.

I,Umang B Patel, had constructed a Residential Building with a Built-up Area of 550.32 sq.m (2 BHK in Ground & 3 BHK in First Floors) over an Extent of 2,020.64 sq.m in Survey Nos. 5/1 Part (5/28 as per Patta) of Sholinganallur Village (earlier Tambaram Taluk, Kancheepuram District) at Door No. 5 (New No. 7), Copper Beach Road, Panaiyur, Sholiganallur in Greater Chennai Corporation Area It is accessible from the (ECR)/SH-49 Chennai-Puducherry Section.

The Project Site is located in-between 12o53’29.54”-12o53’31.23” North Latitude and 80o14’56.33”- 80o14’58.15” East Longitude - Survey of Topo Sheet No. 66 D/1 & 5. The Plot Area falls between 432-478 m from the High Tide Line (HTL), the Building Area falls between 460-475 m from HTL. There are authorized Structures and approved Road between the Plot and the Sea shore. since 2011-12, the Corporation of Chennai is collecting the Property Tax vide Receipt No. 15-198-00355-000. There is a EB connection to the House.

There is a swimming pool of 102.97 sq. m area which is at a distance of 445 m from HTL. The effective total Height of the Building is 8.30 m above Ground Level. There is a Lawn and Green Belt along the boundaries. The Construction is in compliance with DTCP/CMDA Norms. The total Project Cost was Rs.41.27 Lakhs.

Presently, the water demand is 4.0 KLD (maximum) for about 5 occupants and is being met by the local Water Supply Agencies. Water demand includes 1.0 KLD for Domestic Use, 1.5 KLD for Green Belt and another 1.5 KLD as make-up water for the swimming Pool. There is no ground water drawl at the Plot. The Corporation is going to provide the Water & Sewerage connections in the Division after the recent expansion of the Corporation Area.

The domestic sewage of 0.8 KLD is being treated in a Septic Tank (2.4 x 3.0 x 2.5 m) followed by Dispersion Trench. The Municipal Solid Wastes including Biodegradable Wastes to the tune of 2.0 kg/day is being collected by the Corporation and disposed suitably. The standby DG set of 50 KVA capacity is equipped inbuilt acoustic measures and stack of adequate height (5.0 m) as per CPCB/TNPCB Norms.

The Residential Building is a permissible activity in the provisions of Coastal Regulation Zone (CRZ) Notification, 2011 vide Para 4(i)(d) – Projects less than 20,000 sq.m Built-up Area shall be approved by the concerned State or UT Planning Authorities with the recommendation from the concerned CZMA. However, as per Para 2(iii) of MoEF&CC Notification S.O 1002(E) dated 6th March 2018, it requires Post Facto Clearance from MoEF&CC. Accordingly, I am now applying to the Ministry for the CRZ Clearance. I shall be very thankful to you, if you could kindly persue my application and accord the CRZ Clearance at the earliest.

As we are unable to file Online, we submit the Hard copies to the Ministry with a copy to TNCZMA.
