A Stunning Collection of Fourteen Individual Homes Built and Refurbished to an Exceptional Specification A stunning collection of fourteen individual homes built and refurbished to an exceptional specification. This development combines four striking two and three bedroom character homes and ten beautifully appointed two bedroom new build homes located around a courtyard setting. Taverners Place offers the appeal of village life with its unique shops and pubs, yet remains within close proximity to mainline railway stations and superb road links.. Idyllic Hertfordshire Village Mentioned in the Domesday book, Codicote is a charming village which lies to the north of Welwyn Garden City, borders the River Mimram and is nestled within the glorious Hertfordshire countryside. Codicote proves very popular with young families, buyers downsizing, along with commuters looking for the perfect work life balance in this much sought after location. The village boasts many historical buildings, some of which date back to the 1600’s and is awash with period charm and character just adding to its appeal. Codicote has a thriving community and boasts a good selection of local shops that cater for your everyday needs; a post office and well stocked convenience store, quality family butcher, several public houses along with a pharmacy. Codicote also has a C of E Primary School which has been rated ‘Outstanding’ by OFSTED. With open countryside on your doorstep, long walks and outdoor pursuits are well provided for. The village is also close to some of Hertfordshire’s most iconic country estates, including Brocket Hall and Knebworth House. Nearby Hitch Wood is famous for its bluebells and a new sports hall and social club was built in 2010 to provide local residents with floodlit hard courts, football pitches and indoor bowls. Welwyn Garden City is the nearest town and offers a comprehensive array of large retailers including a John Lewis department store, Waitrose and Debenhams. The recent addition of High Street restaurant names such as Prezzo, Côte and Bills have proved to be a huge success. Welwyn Garden City’s mainline station provides a fast and efficient link to King’s Cross in a little over twenty minutes. London on your doorstep For a small village Codicote offers excellent transport links and is only three miles away from Cambridge Stevenage Knebworth Welwyn Garden City King’s Cross 36 min 3 min 8 min 26 min Knebworth mainline station, with Welwyn Garden City station a mile further; both offer a journey time of under half an hour into King’s Cross. For those needing access to road links the A1 (J6) Thameslink is less three miles away, with the M25 (J23) a further 10 miles. For flights, Luton Airport can be Travel information source: thameslinkrailway.com reached in half an hour. Village Retreat Much is made of the facilities that can be found in or around Codicote and many would say that for a village location it has a huge amount to offer. Lazy days spent at nearby Knebworth House are often not complete without afternoon tea. An array of country pubs and fine dining at The Auberge du lac at Brocket Hall make the village a charming place to explore from. The village retains a quintessentially English feel without feeling isolated and serves residents across a very broad demographic. * Period charm combined with contemporary design... Townstone Limited have picked up many awards for their design 6 3 and execution, one of which was from the Royal Institute of British Architects. 2 1 The site that fronts the high street has had a public house situated on the site as far back as the 1200’s which Laurence the Taverner occupied (hence the name) and has been recorded as being the 7 earliest licensed building in Hertfordshire. The striking building that currently occupies the site was 7 built in 1550, when it was most likely called The George and has much more recently been occupied by 5 4 a famous chef who converted the building into a restaurant in the 1970’s. 1 8 Undergoing sympathetic restoration, the three houses will offer spectacular accommodation. Working 71 with the Planning Department’s Conservation Officer, Townstone Ltd will also build ten two bedroom homes, each of which will blend perfectly with its surroundings. A further two bedroom detached barn conversion completes the site. 7 Tucked just off the High Street and set around a courtyard, Taverners Place will deliver homes of Bin S unquestionable charm and quality, offering a secluded and private location, providing off street parking tore 8 for houses one to thirteen and private rear gardens for houses one to eight. The redevelopment of the site began 20 years ago with London architects Brooks Murray using oak weather boarding and materials of highest integrity. The buildings are connected creating an internal courtyard allowing you to enjoy views of the topiary garden and contemporary koi pond as you walk around this beautiful home. The design has focused as much on the outside as internal layout. The concept has been to create a sanctuary offering complete privacy whilst enjoying the changing English seasons, offering opportunities both for quiet reflection and also areas for large social gatherings with family and friends.
