3 4 Overview Emmetts Grange is an attractive, agricultural and moorland Estate near the village of Simonsbath in Exmoor, Somerset. Situation Emmett’s Grange is located in wonderfully unspoilt and rolling countryside in Exmoor National Park, and near the /Somerset border and close to the north Devon coast. At 1,250 feet, this wonderful elevated position boasts some of the most stunning views out onto the wild and rugged Exmoor landscape. The house enjoys an idyllic, rural and private setting, yet it is within easy reach of amenities and transport links. Less than a 15 minute drive from the Grange are the pretty coastal, twin villages of Lynton and . Other amenities can be found in Minehead, , Ilfracombe and Barnstaple. The golden beaches of Woolacombe, Croyde and Saunton are also less than a 45 minute drive. Taunton station is approximately one hour drive from the Estate and provides train services into London in under 2 hours. Exmoor is a traditional livestock farming area and there are livestock markets nearby at south Molton and Wheddon Cross which, together with the villages of Simmonsbath and Exford also provide for everyday needs.
