Mount Pleasant Farm Cottage Walton Demolition of semi-detached dwellings and erection of a single bespoke residential dwelling. • The existing dwellings were replaced by a bespoke dwelling which was in keeping with the character of the locality. • A natural spring on the site was diverted away from the new dwelling. • The proposed scheme was supported by the Parish Council and it enhanced the vernacular of the site.

Enabling development

Stourton Village Hall Stourton Demolition of existing village hall and associated buildings and the erection of a single detached dwelling with associated hard and soft landscaping. • The application was intrinsically linked to the progress of the new village hall application on the opposite site. • The Parish Council supported the scheme as it represented an enabling development. • A Section 106 Agreement needed to be completed before the application could be approved, tying the planning permission to the village hall.

Radbrook Edge Preston-on-Stour Retrospective permission for the re-siting of a single dwelling previously approved in 2012. • The dwelling was built in the wrong place on site, enforcement action was taken against the applicant. • The Environmental Agency considered the re-sited location to be at a lower risk from flooding than the previously approved location. • A porch and detached garage were late approved under a separate application.

Residential development

Goldicote Road Loxley Erection of three residential dwellings, with new footpath and associated hard and soft landscaping. • Approved at Planning Committee despite the Planning Copyright Reserved

Green Cottage Little Householder application for a two storey side extension, and the extension and re-roofing of the existing rear conservatory. • The development was sympathetic in size, style and materials to the character of the village. • Green Cottage had an historical extension which was demolished pre-1980. • No objections from Statutory Consultees or neighbours.

Residential development

Walton Hill Farm Cottages Stratford-upon-Avon Demolition of existing semi-detached dwellings and erection of two detached dwellings. • One of the existing dwellings was burnt out in a fire and was no longer fit for occupation. • The existing residential curtilages of the dwellings had to be expanded to make room for the larger replacement dwellings. • There were no objections raised by Statutory Consultees.

White House Surgery Chipping Norton Removal of existing doctor’s surgery and erection of a residential development including seven dwellings and associated parking. • Existing Rights of Way across the site could not be obstructed as part of the scheme. • The Conservation Officer objected to the scheme due to its effect of the Conservation Area. • The Town Council supported the redevelopment of the site for residential purposes.

Residential development

Banbury Road Outline application for 10 dwellings with associated access. All other matters reserved. • The Case Officer and parish Council disagreed on whether the site was within the physical confines of the village boundary. • The Parish Council and Ward Member spoke at Committee in support of the application. • The application was granted at Committee against Officer recommendation for refusal.

Smallbrook Barn Change of use under Class Q agricultural building to form dwelling. • The building won the Building Excellence Award 2017 for Best Conversion of an Existing Building presented by Stratford District Council in conjunction with the Building Control Department. • The curved roof was specially designed for the building. • Due to policy changes the process from initial inspection to occupation of the dwelling took three years.

Conversion of agricultural building to residential dwelling

Broad Marston Road Mickleton Change of use under Class MB from steel framed agricultural buildings to dwelling. • This application was pre-change of Government Policy to Class Q. • The building was surplus to requirement for farming operations. • The property was designed with a modern design having full height glazing and a smooth clean finish.

Home Farm Ardens Grafton Change of use of an agricultural building to residential dwelling under Class MB of the GPDO. • The conversion brought the redundant building back into viable use. • The two storey property was designed with a more modern design than most barn conversions. • No Statutory Consultees objected to the proposal.

Conversion of barn to residential dwelling

Dutch Barn Darlingscott Conversion of agricultural building to dwelling. • Barn conversion previously approved under Class Q. • The Parish Council, Ward member and local community supported the scheme. • The application was won at committee by a unanimous vote.

Kington Grange Farm Change of use of brick built agricultural Threshing Barn to a residential dwelling with associated internal and external works. • The conversion of the barn brought the redundant building back into viable use. • As the building had previously been used for agricultural purposes a Bat Survey was required. • An owl box was requested by the Case Officer to house barn owls that would be displaced by the conversion.

Conversion of agricultural buildings to dwellings

Cannings Farm Norton Lindsey Change of use of two agricultural buildings to two residential dwellings. • Structural and Bat Reports were required before the application could be determined. • As the buildings are in the Green Belt new window openings were restricted by the Conservation Officer. • The Parish Council and Highways Authority supported the scheme.

Tything Road Change of use from storage and distribution (B8) to car retail (Sui Generis) and the siting of a mobile sales unit. • Intensive consultation with Highways concluded that the site was self-contained and would not exacerbate parking issues on the estate. • The Town Council and Ward Member removed their objections at Committee and the application was determined by Delegated Powers.

New toilet facility

Stratford Butterfly FarmStratford-upon-Avon Full planning application- extension to provide room for a new toilet facility. • The Butterfly Farm previously had no toilet facilities on site. • It is located in Flood Zone 3 so a Flood Risk Assessment was required to alleviate flooding concerns. • The scheme was supported by the Town Council as it improved the facilities available to visitors at the Butterfly Farm.
