We Owners have been excellent about fulfilling their commitment must not consider the winter season as an extension of the to making their maintenance payments, even in a pandemic. Six units are still in collections for more than $10,000. As of the October 1 payment, we implemented a revised practice for handling delinquencies to ensure that we do everything possible to prevent owners from becoming more than $10,000 in arrears. Regarding the 2020 pipe lining project special assessment, 69 owners still owe for a total of $10,659. Thanks to Roiann Bruno for helping contact the owners. Our September golf course income continued toward our $1,140,000 budget. We received $79,815 and are now at a year to date total of $336,926. This time last year, we had $446,637. This reflects the impact that the pandemic has had. It is disappointing that GolfNow only brought in $50,000 but during the same time last year we had received $182,500 from Financial - Continued on page 8 7 Financial - Continued from page 7 them. Walk-ins have provided us with $146,000 and they cost Hollybrook nothing. On a positive note, I had asked management for several years to keep the course open on Tuesdays during the summer and this summer they kept it open. Through September 30, Tuesday income accounted for an additional $30,000. Should the Board decide to open our winter golf season to outside golfers, it is imperative that we do not give away free tee times to GolfNow and Canam, and that the price offered to COVID-19 Call Center them be competitive to winter rates at other area golf courses. In this unusual summer, it became evident that Hollybrook can attract outside golfers without giving away free tee times. 1 (866) 779-6121 The General Manager’s article in the October Voice of Hollybrook does not reflect the entire story. We cannot depend or email on history. We must look to the present and the future. The outside golfers who are bringing the most revenue this year [email protected] are walk-ins and those booking via our website – not from GolfNow and Canam, as in the past. They did not bring nearly as much revenue this year as last year (our General Manager PHYSICAL & OCCUPATIONAL THERAPY could not reach an agreement with Canam for the 2019 Are You Suffering From Back Pain, Poor Balance, Weakness? summer). Giving free tee times was a thing of the past and it is not advisable during winter or summer seasons to come. We offer Ultrasound, Massage, Balance & I prefer to give our residents an incentive to golf more this Vestibular Therapy winter by reducing the resident cart rate. Cardiac, Neurological and Senior Rehab Remember that the GolfNow contract, which was signed Exclusive 1 on 1, In the Comfort of your Home by the General Manager without the Board’s agreement, Protective Equipment Protocols automatically renews in February 2021 if we do not give a 30- THERAPY IN YOUR HOME day notice to withdraw. The General Manager has been asked Licensed Medicare Provider FL8318 three times to add this GolfNow contract to the Management Dashboard so that the Board makes the decision whether Brian Caits @ 954-328-1505 to allow the automatic renewal, and he has not done so. My recommendation is to not allow the automatic renewal, but to renegotiate the terms of the contract so that they are fairer to Hollybrook. Our total income, other than maintenance payments, is at $472,898 on a budget of $611,203 which is 77% of budget. We are behind by $139,000. This year, all restaurant cards are being mailed to unit owners because of the pandemic. I recommend that we do not charge renewal fees for bag storage or lockers for 2021.
