Heigh House Pages CC Lr Heigh House, Upton Noble, Nr. Bruton, Somerset, BA4 6BA Between Castle Cary and Frome. HEIGH HOUSE UPTON NOBLE, Nr. BRUTON, SOMERSET, BA4 6BA. Castle Cary 9 miles. Bruton 4 miles. Frome 8 miles. Wells 14 miles. Glastonbury 18 miles, Bath 23 miles. Bristol 27 miles. Sherborne 18 miles. Yeovil 20 miles. A charming and extremely attractive property with outstanding views and a quiet and peaceful village setting in one of the most beautiful parts of the county. Recently built the house is very pretty with cotswold stone elevations and well arranged accommodation which includes a hall, a splendid sitting room, a fabulous modern kitchen - dining- living room, separate utility/boot room, cloak/ shower room, study or 4th bedroom and 3 first floor bedrooms (2 with sleeping shelves), a family bathroom and an en suite bathroom. The southerly views are noteworthy extending towards Alfred's Tower, Longleat and as far as the Westbury White Horse. Outside is a landscaped and manageable garden with plenty of parking space. About the area Upton Noble is a small village with a church, a good primary school and a very active community. See www.uptonnoble.org.uk The other popular village of Batcombe is found just over the valley and has a pub, church and village hall. Upton Noble is close to Bruton being between Castle Cary and Frome and although having good access to the three towns it's situated away from busy roads approached by quiet lanes. The larger centres including Bath, Bristol, and Yeovil are all within easy reach and together the towns, cities and villages offer a very wide variety of shopping, sporting and cultural facilities and amenities. The nearby rail stations include Castle Cary (Paddington) Bruton and Gillingham (Waterloo). There are good state and independent schools in the area with a number of primary schools, Ansford academy, Frome Community College, Whitstone, Downside, All Hallows, Hazelgrove, the Bruton schools and Millfield. VIEWINGS - interested parties are advised to check availability and current situation prior to travelling to see any property. Built within the last year, Heigh House enjoys a quiet peaceful setting in the village, with plenty of privacy and wonderful south facing views over the beautiful rolling countryside of the area. The house has handsome elevations of cotswold stone under a slated roof. Carefully designed and built to high standards it has the established charm and character of an older property complemented by double glazing, high levels of construction and insulation and central heating with an air heat source unit (underfloor on the ground floor and radiators upstairs). On the north side of the house is a particularly noteworthy architectural feature being the partly glazed roof overhang which protects the entrances and throws light into the house. This porch has doors into both the kitchen and the utility room. The large open plan modern kitchen combines living and dining areas in addition to the kitchen area and really is a "wow " room with lots of windows on 3 sides including bifolding doors. The actual kitchen area has an excellent range of units with a quartz work surfaces, sink unit, integral 4 ring induction hob, Smeg cooker, integrated dishwasher and a breakfast area with recessed area for stools. Off the kitchen is the utility room / boot room which also has an entrance door together with extensive cupboards, sink and space and plumbing for a washing machine. Through from the kitchen is the central hallway and the entrance into the sitting room. This is another exceptional room with a high vaulted ceiling, bifolding doors to the garden and a central fireplace with an excellent woodburning stove. Also off the hall is a shower room with a tiled shower cubicle, hand basin on a vanity unit, wc and a heated towel rail. Next to the shower room is a ground floor 4th bedroom (or study if preferred) being another light room having a double aspect. The staircase in the hall leads to the first floor. The master bedroom has a dressing area and an en-suite bathroom with a paneled bath with rainfall shower, a basin on a vanity unit, wc, wall tiling and a heated towel rail. There are 2 other bedrooms both having a mezaninne area (or sleeping shelf). The family bathroom has white suite with paneled bath with rainfall shower over, a hand basin set on a vanity unit, wc, wall tiling and a heated towel rail. In front of the house is a neat lawned garden with park railings box hedging and to the side is a large gravelled parking and turning area. Behind this area is a lawn extending around the house and bounded to the west by a high stone wall and to the north by a store and an oak framed open fronted building. There's also a small vegetable garden and a large gravelled area ideal for al fresco dining. Directions. From Bruton take the A359 towards Frome for about three miles and take the right turn signposted Upton Noble. At the junction in the village turn right, pass the school on your right and take the next left. Heigh House is a few hundred yards along on the left.
