No. BF-95443509-1 126 & 130 Bernard Avenue/Knoxville, TN March 20, 2014 EXECUTIVE SUMMARY S&ME, Inc. has performed a Phase I Environmental Site Assessment (ESA) for the Knox-Tenn Rental & Sales Company property at 126 and 130 Bernard Avenue in Knoxville, Tennessee. This Phase I ESA was authorized by Ms. Anne Wallace of the City of Knoxville, Office of Redevelopment. The following summary is intended as an overview of the Phase I ESA, and does not include the complete findings and opinions of the full report. The subject property consists of two parcels containing approximately 0.5 acre. The property is located along Bernard Avenue. The historical resources reviewed indicate that the property has been owned by Knox-Tenn Rental & Sales Company (Knox-Tenn Rental) since 1974. Prior to that time, the property was residential. The surrounding properties have been commercial, retail, and residential properties in the past. Knox-Tenn Rental rents, sell and performs maintenance on construction-related equipment such as small excavators, skid-steer loaders, portable air compressors and generators. The subject property has been used by Knox-Tenn Rental as an equipment storage and maintenance facility for approximately 40 years. The property contains a diesel engine repair building, two paint buildings, and two open-sided storage sheds. The diesel engine repair building is located on the northeast portion of the property and is currently unused. Containers of oil and hydraulic fluid, 55-gallons in size
