PRESS RELEASE Embargoed for Release After 5Pm 25 August 2006 PRESS RELEASE Embargoed for release after 5pm 25 August 2006 UM LAND EXPANDING IN KL CITY CENTRE Kuala Lumpur 25 August 2006 – United Malayan Land Bhd (UM Land) is pleased to announce that the Group is adding yet another gem to its niche development portfolio with its latest project in the Kuala Lumpur Golden Triangle. The Group had today through its subsidiary Exquisite Skyline Sdn Bhd, entered into a joint land development agreement with MMC Frigstad Offshore Sdn Bhd, an indirect wholly owned subsidiary of MMC Corporation Berhad, to jointly develop a piece of freehold land along Persiaran Raja Chulan. Drawing on the success of its Seri Bukit Ceylon Serviced Residences development, the Group is confident of replicating its achievement in this upcoming project. The 6,070 square metre plot, nestled within the Bukit Ceylon enclave of exclusive residences and surrounded by modern conveniences is planned for a 310-unit four (4) star-serviced residences project. “Given the prominence of its location within the central business district and Bukit Bintang shopping haven, easy accessibility and good population catchments for young professionals, the investment potential for our prospective purchasers is immense. This joint venture will not only provide growth impetus to our portfolio of niche development but also strengthen our foothold in prime locations within Kuala Lumpur city centre” said Mr. Anthony Yap, Group Chief Executive Officer. “We are optimistic that the estimated total revenues of RM120 million from this project will boost the financial performance of the Group once it takes off early next year and we anticipate that the upside to the Group’s long term earnings growth will stem from more of such future boutique developments” he added. Page 1 Since the beginning of year 2006, the Group has taken an aggressive stance in its growth strategy. This joint venture will mark its third investment for the year. Earlier in January, the Group formed a joint venture with another two strategic partners namely Bolton Bhd and CapitaLand Ltd of Singapore to develop a piece of prime freehold residential land located within the vicinity of Kuala Lumpur City Centre (KLCC) into a landmark condominium. Following this, it purchased 7 acres of land in sub-urban Setapak with a view of turning it into a modern commercial enclave. These two development projects with collective gross development value in excess of RM700 million will contribute a fairly significant portion to Group profits over a horizon of 3 to 4 years upon commencement sometime in early 2007. Over the next few years, the Group will increase momentum on building its portfolio of niche developments to complement its existing township developments aiming to achieve a desirable growth in order to continue rewarding its shareholders with good dividends. Its other projects in the Klang Valley include Bandar Seri Putra, an integrated township in Bangi within proximity of the Multimedia Super Corridor of Malaysia, and Suasana Sentral Loft, a luxury condominium project in the transportation hub of KL Sentral. It also owns two other mixed development township projects in Johor namely Bandar Seri Alam and Seri Austin. The concept of LOS lies on the importance of an assessment of roadway operational performance services for the improvement of bus service delivery. A high performance of bus service delivery could relatively influence the satisfaction level of its users. This study assesses the LOS of three main designated routes of SMART buses in Kajang Selangor (KJ01, KJ02, and KJ03). The SMART buses are free buses provided under a free transit programme which aims to encourage people to use public transportation. An on-board survey and inventory observation were employed to collect the data. Findings indicate that KJ01, KJ02, and KJ03 fall under the category of LOS D considering the attributes of service frequency, service hours, passenger load/thresholds, and speed of bus. The discovery may serve as a useful guidance for the development of a comprehensive plan for LOS to be coordinated in improving the service quality of bus transportation.
