Hillpark @ Shah Alam North Continues to Be a Sterling MKH BERHAD (Company No. 50948-T) 5th Floor, Wisma MKH Jalan Semenyih, 43000 Kajang Selangor Darul Ehsan Tel: +603 8737 8228 Fax: +603 8736 5436 www.mkhberhad.com MEDIA RELEASE For Immediate Release HILLPARK @ SHAH ALAM NORTH CONTINUES TO BE A STERLING SUCCESS Kajang, 26 February 2015 – An established property developer MKH Berhad (‘MKH’ or “Group”) recently unveiled the latest phase of its successful new township Hillpark @ Shah Alam North, making the Group’s biggest launch this year. The 550 acres of integrated eco- themed township with a total gross development value (“GDV’’) of not less than RM1.5 billion is designed to offer an oasis of calm, giving its residents a sense of green, serene and safe community living. This new flagship development in Puncak Alam continues to gain sterling success after 100% of the Pines (Phase 2), 100% of Cherry I & II (Phase 6) and 85% of Olive (Phase 8) were sold since launched in 2013 and 2014. The recent launch of Cherry III proved to be another success, attracting up to 1,000 visitors with 85% of 236 units sold. Cherry III is a 2-storey link homes with built-up size of 20’x 80’ square feet, price starting from RM540,000 carries an estimated GDV of RM116 million. Young and growing families as well as upgraders will find Hillpark @ Shah Alam North an attractive choice due to its reasonable price, outdoor adventures, natural surroundings and accessibility. In conjunction with the Cherry III launch cum Chinese New Year celebration, Hillpark Avenue (Phase 11) comprising 2 & 3-storey shop offices in various sizes from 20’x70’, 22’x75’ to 22’x80’, price starting from RM1,200,000 received strong interests during its preview. Other upcoming and exciting launches in this new eco-themed township this year include 2-storey link homes Meranti (Phase 3). MKH plans to launch up to RM366 million of GDV on this new township this year, making it the biggest contribution to its overall RM1.3 billion GDV launch this financial year. “We are already in the pool of green development as reflected in MKH’s recent “Green Tech” award accomplishment in January this year by Green Tech Malaysia for being Malaysia’s top 30 green catalysts. The same concept applies to Hillpark @ Shah Alam, North development,” said Tan Sri Eddy Chen, managing director of MKH. But what makes this township differ from other nature-inspired development from others is the sheer size of its Forest Park and Central Lake Park, providing 50 acres of greenery for all residents to enjoy. This excludes the neighbourhood parks which will be built in each precinct. The urban township is crafted based on nature’s charm in mind throughout the planning stages and designed for people from all walks of life. For the active lifestyle seekers, there will be mountain bike tracks, jogging tracks and innovative playground among other features. Speciality thematic parks within the development offer resident a getaway haven from the daily grind of working life. “As a measure of passive green design, all the units will be built in the north-south orientation to reduce the heat from the sun which effectively reduce the energy required to cool down the house. It has always been the desire of MKH to build affordable quality homes with a conducive build environment for a healthy lifestyle. We always believe that affordable housing should be built to high degrees of not just qualities and amenities but also safety. As safety of residents is of paramount importance, we strive to create a safer city in this self- contained township by building perimeter fencing strategically along pedestrian walkways including CCTV at each guardhouse,” added Tan Sri Datuk Eddy Chen. MKH has never lost sight on the importance of giving back to the society. In collaboration with Majlis Daerah Kuala Selangor (“MDKS”) to relocate the illegal stalls, MKH built and handed over 22 community stalls and 3 shop lots for the benefit of the community last November. The community stalls have started operating early January this year. Hillpark @ Shah Alam North is strategically located within a matured township of Puncak Alam, the Northern Corridor of Shah Alam, with easy access to six major highways such as Guthrie, LATAR Expressway, Sg-Buloh-K.Selangor, NKVE interchange, Puncak Alam highway and the proposed DASH. The distance is just 25 minutes away from Shah Alam, Petaling Jaya and Kuala Lumpur, thus providing an opportunity for cross-selling and giving potential buyers alternative,” added Tan Sri Datuk Eddy Chen. A stone’s throw away is also University Teknologi Mara (UiTM), McDonalds, Tesco and Econsave. “We expect the population in Puncak Alam to increase up to approximately 500,000 in the next 10 years. Future amenities within this growing township include LYL U10 Shah Alam class A logistic hub, super hospital as announced by Prime Minister Datuk Najib, new hypermarket on 6 acres land, police station, expansion of UiTM and primary and secondary schools,” ended Tan Sri Eddy Chen. The aims of this study are to understand the environmental profile of residential areas towards infestation level of dengue vectors. A pilot study was conducted in Puncak Alam in order to understand the infestation profile of dengue vectors in residential areas by assessing the environmental condition index (ECI) in front and yard area of residential area. In this study, a minimum of a hundred houses in each residential area was observed for the environmental condition of front and yard of the premises. Concurrently, a total of thirty ovitraps were placed randomly at outdoor premises in order to measure the infestation level of the Aedes mosquitoes. • On Routes of Smart Bus in Kajang, Selangor
PLANNING MALAYSIA: Journal of the Malaysian Institute of Planners VOLUME 18 ISSUE 3 (2020), Page 241 – 250 EVALUATION OF LEVEL OF SERVICE (LOS) ON ROUTES OF SMART BUS IN KAJANG, SELANGOR Nur Shazreena Mat Shukri1, Zakiah Ponrahono2, Yakin Nur Sunoto3, & Wan Noratikah Wahidah Wan Ghazali4 1,2,3,4 Department of Environment Faculty of Forestry and Environment UNIVERSITI PUTRA MALAYSIA Abstract Level of service (LOS) is a method used for the development of transportation infrastructure designations based on a specific analysis. The concept of LOS lies on the importance of an assessment of roadway operational performance services for the improvement of bus service delivery. A high performance of bus service delivery could relatively influence the satisfaction level of its users. This study assesses the LOS of three main designated routes of SMART buses in Kajang Selangor (KJ01, KJ02, and KJ03). The SMART buses are free buses provided under a free transit programme which aims to encourage people to use public transportation. An on-board survey and inventory observation were employed to collect the data. Findings indicate that KJ01, KJ02, and KJ03 fall under the category of LOS D considering the attributes of service frequency, service hours, passenger load/thresholds, and speed of bus. The discovery may serve as a useful guidance for the development of a comprehensive plan for LOS to be coordinated in improving the service quality of bus transportation. Although its consequences are not as disastrous as other natural disasters such as earthquakes and tornado storm, but it still gives off a great deal of destruction towards social, operational and financial sectors. Recently, most of the events occurred are not happened at the common marked areas and seasons. It happened anywhere and anytime. Hence, it is not surprise that at any time, any place could be affected by flood incidents. Therefore, an analysis on flood incident is crucial in mitigating the flood risk and at the same developing the flood safety measures. This study aims to analyse the flood frequen- cy and flood magnitude of all nine districts in Selangor. Data is gathered from the Department of Irrigation and Drainage (DID) Selangor, from 2008 to 2017. Petaling Jaya posted the highest number of flood cases at 249 cases out of 1,161 cases in Selangor throughout the period of 2008 to 2017. Poisson distribution was used to estimate the probability of flood occurrence, and the results show that Petaling Jaya has recorded the highest probability of flood occurrence with at least one event in a day.
