The proposed new house has been designed by the outstanding London-based architect, Angela Marquito who has said of the project that “given the site’s beautiful natural setting, [I have] developed the design to mould to its environment”.

The proposed house is arranged over three floors, set around a courtyard garden in the centre. The lower ground floor is currently arranged to have a gym, swimming pool, utility and plant rooms, a shower and sauna room and a bedroom / study. The plans for the the ground floor are largely open plan and incorporates a kitchen area, dining area, various living areas and a study area. The first floor

Of course this arrangement of spaces could be easily re-configured to suit different needs.

The proposed house will have largely glazed elevations on the south and north sides (with wood and metal shutters to control the sun exposure) which will create a series of light, airy spaces with wonderful views out to the surrounding gardens. The west and east elevations will be faced with natural pigment render and the whole structure will be of standard blockwork construction, allowing for what Marquito describes as “exemplary performance with high standards of energy efficiency”. The house has also been designed to allow for cross ventilation and with a series of shutters that should ensure that air conditioning will not be needed.

A detached garage, designed in a similar style to the house, will also stand on the site. The size of the site has been measured by the architect as being just over an acre in size and is a mixture of lawn and woodland (which becomes carpeted with bluebells in the right season). The plot borders further woodlands and lakes, which provide excellent opportunities for walking. The area has been designated as an area of ancient woodland, thereby protecting the natural character of Cuttinglye Road.

Angela Marquito is an architect based in North London who until recently worked with the acclaimed practice Munkenbeck and Partners. Here she worked on a broad range of projects from arts venues (the Jerwood Space), retail spaces (the SCP shop) and residences (post notably The Regent Lofts in London, W1). She has also worked on celebrated projects for the renowned Portuguese architects Ricardo Carvalho and Joana Vilhena.

Cuttinglye Road is private road on the edge of the village of . There are a number of large residences in plots of over an acre in size on the road, allowing for a high level of privacy whilst not being too isolated.

The village, located on the West Sussex / Surrey border, benefits from a school and a small range of shops and services. More extensive facilities are provided in the larger nearby towns of Crawley and with

There is an excellent selection of schools in the area including Park, Worth, Brambletye, Cumnor House, Cottesmore, Ashdown House and College. From Three Bridges there is a rail service to London (Victoria / London Bridge from 37 minutes) and the Gatwick Express provides a direct service to Victoria in about 30 minutes. The M23 provides access to , the coast, the M25 and the national motorway network.
