Edgewood is an unincorporated community in Harford County MD and is composed of a diverse range of generally low- density residential types, with a few large industrial buildings along Trimble Road and commercial, as standalone buildings and shopping centers, primarily concentrated along Pulaski *KIJYC[75  VQ VJG PQTVJ CPF GZVGPFKPI CNQPI /&  The area is served by civic and community uses including the Edgewood Recreation and Community Center, the Boys and Girls Club, and the Edgewood Branch of the Harford County Public Library.

Within a ten-minute walk of the MARC station, surface parking, low-density single-family residential, automotive service businesses, schools, and some civic uses can be found north of the rail line. CONNECTIVITY

The development pattern in Edgewood has created many dead ends, cul-de-sacs, and turnarounds. This creates a lack of connectivity for vehicles and is disorienting for drivers (especially for those who are not familiar with the area). PULASKI HWY. (US 40)

The proximity of Washington Court to the Boys and Girls Club, the Edgewood Elementary School facilities, and the surrounding low- density single-family developments to the north, south and west make the parcel a prime candidate for new residential development. A variety of residential housing options should be offered, both to create a vibrant neighborhood, but also to serve multiple populations, including seniors, empty nesters, families, and young professionals. Additionally or alternatively, the site could accommodate community programming with alternative uses such as entertainment, sports tourism, or concert venues.

Given the past residential use, the parcel offers the opportunity to utilize the existing site infrastructure, including utilities and streets where possible (although the underground utilities may be nonviable). Additionally, mature, contributing trees should be maintained where possible.

A new street connection to Willoughby Beach Road will help to provide north-south access which is currently lacking in this area. Cedar Drive and Fern Drive connect the parcel north to the Hanson Road, a primary east-west street.
