www.SeaContainersHouse.com PROVIDING MODERN OFFICE SPACE The proposed scheme will refurbish the existing office space throughout the east and west wings of Sea Containers House. This, together with the new office building, will create modern, high-quality office space that should accommodate a greater number of employees than the current building.

We are planning a new nine-storey (ground floor plus eight) office building on the current car park site providing new, Grade-A office space and ground floor retail space.

Why are these proposals being put forward?

The South Bank is a key employment area and identified for further growth in both the Plan and London Borough of ’s Local Development Framework.

Because of its cultural heritage, location and transport links, the area is an excellent place to live, visit or run a business. Sea Containers House sits at the heart of an area that is leading economic recovery and these proposals are designed to let the building achieve its full potential in a thriving local community and economy.

Sea Containers House was constructed as a hotel in the 1970s and Archlane Ltd wants to bring part of the building back to this original use. It is a great location for an hotel, in the heart of London’s South Bank, close to excellent transport links and London’s major entertainment and cultural centres.

Our proposals include plans for a four-star, 268-bed destination hotel, predominantly within the south wing of the building. The hotel would also have its own restaurant.

In addition to the hotel, extra hospitality space will be provided in the form of a new bar on the roof of the east wing. This will be set back from the edge and fully enclosed thereby minimising visual impact and noise.

www.SeaContainersHouse.com REVITALISING PUBLIC SPACES The proposals include creating a pedestrianised route running from the River Walkway to Hatfields and Upper Ground, in between Sea Containers House and OXO Tower Wharf. An existing stairwell and railings will be removed to create and widen the new route.

In addition, the new office building on the existing car park site and the new hotel within the south wing will help to draw people both along Upper Ground and the River Walkway.

Improving Pedestrian Access

Sea Containers House occupies 120m of the River Walkway, along which millions of Londoners and visitors walk every year. These proposals aim to improve pedestrian access along the River Walkway by:

• Creating a pedestrian route in between Sea Containers House and OXO Tower Wharf from the River Walkway to the rest of Southwark, which will draw people southwards from the River Walkway.

• Helping to improve access to and through the Sea Containers House site.
