Spacious Cottage The present owners purchased the property in 1996. “Helhoughton was a very sought-after village back then and still is – it’s so close to the coast and very handy for the surrounding towns and also the city of .” The main entrance to this semi-detached period cottage is via the storm porch which leads into the entrance hall with a staircase to the first-floor landing. The living spaces downstairs comprise a reception room and a dining room beyond which the kitchen is located. The owners set about renovating the cottage a few years ago, removing all the external render and having the exterior professionally repainted with a special breathable coating. They also installed a new kitchen and bathroom, and had new cottage doors, skirting board and architrave fitted. “It’s been so useful having the two big single garages that with the appropriate planning consent could be linked together to make a lovely annex to the cottage,” they said. Outside The property is set back from the road behind a shingled frontage enclosed by black metal railings with metal double gates which open onto a driveway which provides parking for several vehicles. Beyond the driveway are the two garages and access through to the rear garden which is fenced and walled to the boundaries. The garden is mainly laid to lawn around which are perimeter borders, and there is a concrete terraced area at the rear of the property.

Village Life The rural hamlet Helhoughton with its medieval church is approximately four miles south-west of the market town of which offers a full range of facilities with a weekly market and auction on Thursdays. The village of East Rudham is also situated nearby which offers a good range of everyday shopping facilities including a butchers shop, general store/Post Office, a tea shop, a veterinary surgery, and a highly regarded public house called The Crown Inn. Surrounded by the wonderful countryside, Hellhoughton is also ideally located for the North Norfolk coast. Both Norwich and King’s Lynn are within easy motoring distance.

There are excellent rail links from Norwich to (in just one hour 50 minutes in peak time) and there is also a mainline connection from Kings Lynn to London (in around 96 minutes). Norwich’s International Airport is only about a 45 minute drive with London Stansted Airport around 90 minutes.

Directions... From Fakenham take the A1065 road towards . Continue through and after a sharp right hand bend take the next turning right signposted Helhoughton. Continue into the village and the property is found on The Street on the right hand side opposite the junction.
