Seller Insight

Situated on the edge of the leafy market town of Bromsgrove is this large and exceptionally well-appointed property that has been both greatly extended and beautifully refurbished by the current owners. “The property was built circa 1945 and was originally a rather modest one-bedroom bungalow with just a small attic room,” says the owner. “We first saw it twenty-six years ago, at which time it was in a very sorry state, but we immediately saw the potential for it to be transformed into a lovely family home, and I’d say that it’s potential has now more than been realised.”

This lovely home is bright and spacious throughout, and the focal point is a large open-plan kitchen, dining and living area that overlooks and opens onto the expansive garden beyond. “As the years have gone by, we have expanded our home alongside our family, and it’s now a large four-bedroomed property, complete with a games room and a detached double garage. We’ve extended on both sides, the roof was removed and replaced with a much larger structure covering the existing bungalow and the extended areas, and that has enabled us to add not only a fourth bedroom upstairs, but also the games room. The kitchen has been beautifully updated, as has the bathroom, and we’ve refurbished and decorated from top to bottom so it’s absolutely stunning throughout.”

As well as ample parking to the front of the property, this lovely home also boasts a spacious garden that has been redesigned with both family life and entertaining in mind. “The open-plan kitchen, dining and living area opens straight out onto a large raised decked area, which has become a fantastic entertaining space with lots of seating – we’ve had many memorable barbecues and parties out there, including our daughter’s 21st birthday. Beyond the decking we have a large area of lawn – ideal for children – and there’s also another patio area, which is another lovely place to sit out and relax. The whole garden is edged with high fencing and some very mature trees so we enjoy a fantastic degree of privacy. All in all, it’s a great family home and we’ve made lots of happy memories with family and friends over the years.”

“The large open-plan kitchen, dining and living area is the heart of the home, and it’s where many birthdays, celebrations and Christmases have been enjoyed.”

“The property sits in a great location. We enjoy easy access to the town centre, there are some very good schools in the local area and some nice little pubs within walking distance, and we’re also quite literally a stone’s throw from some beautiful open countryside.”

“We’ve made so many wonderful memories here, from the two of us dragging the original cast iron bath out of the old bathroom and down the old concrete steps, to welcoming our children home for the first time. We will miss the fun times we’ve had with our families and friends (some of whom are no longer with us) and simple pleasures such as having dinner at the counter together, chatting about our day.”

“We will miss everything about our home, but it’s time for us to have a new adventure,” says the owner.*

BROMSGROVE

Bromsgrove is a former market town, identified in the Doomsday Book, lying 16 miles North Eastof Worcester and 13 miles South of Central . It gives its name to the district council, within Worcestershire, that administers the town and surrounding semi-rural landscape, predominately to its North and East, bordering Birmingham, Wyre Forest and Wychavon.

Whilst there is no Town Council, the town does retain the tradition of “The Ancient Court Leet and Court Baron of The Manor of Bromsgrove” which can trace its history back to a Royal Charter of 1199 granted by King John, the only monarch buried in the County at Worcester Cathedral. For centuries, prior to the creation of the modern court system and councils, The Court Leet had jurisdiction of the town and much of the adjoining land, including as far North as Kings Norton.

The Worcester to Birmingham canal was constructed East of the town between 1792 and 1815, and 1840 saw the arrival of the main railway line ultimately linking Birmingham to Bristol; also to the East of the town identified by the famous “ incline”. The 1960’s witnessed the arrival of the M5 motorway with the M42 improving the town’s regional importance yet further in the 1980’s.

The town has a thriving community with well supported football, cricket, rugby, tennis and hockey clubs. There is an increasingly prolific gastro culture with cafes, restaurants and pubs, as well as a variety of high street names including Waitrose.

Bromsgrove is a dormitory town to Birmingham which is a city of international importance, both commercially and culturally, as defined by its magnificent Library, Town Hall and Symphony Hall; the home of The Birmingham Symphony Orchestra.

The Cathedral City of Worcester, lying on the banks of The River Severn, provides for high street and boutique shopping, and is characterised by one of ’s great Cathedrals, County Cricket Ground, Premiership Rugby Club, Racecourse and University.

The M5 motorway (accessed via J4 of The M5 at Lydiate Ash, J1 of the M42 at or J5 at Wychbold) provides for ready access to the North and South West, West Birmingham and the surrounding industrial and commercial areas as well as Cheltenham and its Racecourse, Gloucester and Bristol. The M42 also offers access to Birmingham International Airport and the North East. Road travel to London is best via the M40 or M6/M1, both accessible from the M42.

The Parkway Railway Station at Warwick enables fast access to the capital and the “Cross City” electrified line from Bromsgrove offers access to central Birmingham for fast onward travelling around the UK and to London. The newly opened Worcester Parkway Railway Station, situated to the east of Worcester, off Junction 7 of the M5, is also intended to increase the capacity to London as well as reduced journey times. This will have a significant impact on Worcestershire’s accessibility to the Capital and other regional centres.

If education is a priority then Worcestershire is blessed with an enviable mix of schooling at all levels, including a variety of independent establishments, allowing parents to select the right environment for their children’s needs. These include Bromsgrove School (within the town itself), Winterfold House at Chaddesley Corbett, Malvern College, The Kings Schools and Royal Grammar School at Worcester, The King Edwards Schools in Birmingham and The Alcester Grammar School at Alcester in Warwickshire.

For days out and recreation, Bromsgrove is well placed for ready access to the North Cotswolds and Broadway, as well as Stratford-upon-Avon, Great Malvern and The Malvern Hills, and Ludlow.
