Access Statement for Eden House Holiday Cottage, Pickering Overview Eden House Holiday Cottage, is a Grade II listed Georgian cottage offering self catering holiday accommodation, over 2 floors (Ground & First), situated within a few minutes walk from the centre of Pickering on Eastgate, the A170 road to Scarborough. Whilst we aim to cater for the needs of all our guests, there are some features of our cottage which might make access difficult for people with limited mobility. The following Access Statement gives an honest summary of our accommodation and is aimed at providing our Guests with as much information as possible about the layout of Eden House Holiday Cottage. Should you have any further enquiries, please do not hesitate to contact us, and we will do our best to help. Please note that all areas of Eden House are non smoking, including our garden and car park areas. There are photographs of the accommodation on our web site, and a description of the facilities available. Public Transport / Taxi: The nearest national railway station is at Malton about 8 miles away. There is a regular bus service to Pickering from Malton Train Station, and you will also find a taxi rank. There is car parking available at the rear of Malton Station, which is Pay and Display. The Station is part of the main East Coast line, with regular services from Malton to York, Scarborough, Leeds, Manchester, Liverpool, and connecting Towns & Cities. Pickering railway station is home to the North York Moors Railway, and is about an 8 minute walk away from Eden House Holiday Cottage. The steam railway runs regular services during Spring and Summer, from Pickering, Goathland, Grosmont and Whitby. There is a bus station situated in the Centre of Pickering, near the Library, and there is a main bus stop located just a couple of minutes walk from Eden House Holiday Cottage, on Eastgate. Telephone numbers for local taxi companies are in the information packs provided in the Cottage, should you require to make an advance booking. Arrival & Car Parking To ensure that your accommodation is ready for you, we ask that guests do not arrive before 4.00 p.m., and ensure arrival by 6.30 p.m., if they want to be greeted in person by us. For guests arriving after 6.30 pm. on the first day of arrival, the keys can be left in a key safe. Full details for accessing the property will be provided a week prior to arrival. We will contact guests at least a week prior to arrival date, and will ask for an estimated time of arrival. Eden House Holiday Cottage, is provided with an ample sized car parking space for one car. The car park is owned and used by the Owners of Eden House and access is required at all times. Holiday Cottage guests must park in the allocated space, according to the arrival instructions received. Access to the car park is, at the rear of the property, via Outgang Road, just off the A169. There is also unrestricted parking along Eastgate directly in front of Eden House, on the A170. Page 1 of 5 Access Statement for Eden House Holiday Cottage, Pickering Access to our car park is via a wide, five-bar gated entrance, which is marked by an Eden House sign. The car park surface is gravel and has a walled and fenced side. We ask that guests park in the marked space along the fence side, to ensure access and egress easily at all times. Guest parking spaces are marked by a sign with a Green background and white text. Although our car park is private property and gated, we cannot accept any liability for any vehicles or property left in our car park, this is done so at the owners risk. From the car park, the entrance to Eden House Holiday Cottage is via our large walled garden. Entrance to the garden from the car park is via a single wooden gate (87 cm wide), onto a path, which leads up to the rear of the house. It should be noted that the garden is quite long (approx. 80 meters from gate to back door). Checking in will be required to the rear of the cottage. You will be met by the owners (Emma or Andy) or the key will be in a key safe on the back door wall of the Cottage (details provided a week prior to checking in date). The main garden area is private and not for use by Eden House Holiday Cottage, it belongs to the main residence of Eden House. Eden House Holiday Cottage does have use of a patio area immediately outside the French doors entrance, which is paved. A round, metal table and 2 chairs are supplied. Access to Eden House Holiday Cottage at the rear is through a Double Door French Window style door, which is doubled glazed glass. There is one key, and one main handle. There is a very small plinth step into the house through to back door, onto door matting. All guests are asked to remove all outdoor footwear at the back or front door access, whichever is being used. Sun Room & Dining Room – Ground Floor. From the back French doors, you enter into the Sun Room and open plan dining area. This is carpeted for guests comfort. The sun room has comfort seating for 2 people, a lamp table and lamp, there is a 4 ft square dining table, with 2 dining chairs. The table has a glass top, toughened glass for protecting the surfaces. The Sun Room / Dining Area has curtains over the French doors and windows for guests comfort at night time. The main light switch for the Sun Room/ Dining area is on the main left hand wall, in the kitchen area. Lighting is by a ceiling light, and by a table lamp. The Sun Room / Dining Room, opens into the Kitchen area, which has a wide galley style, with the units and work surface all one the same wall side (right-hand side). There is a book-case on the opposite wall to the kitchen units, which contains cookery books, novels, and useful local information. The kitchen flooring is a hard vinyl style, non slip, washable surface. Kitchen – Ground Floor There is one main length of work-surface on the right hand wall, with plenty of space for preparing and cooking food. There are 3 banks of double electric sockets. The kitchen is fully fitted with units at floor and wall level. There is a washing machine, integrated dish-washer, microwave, kettle, toaster, electric oven with grill, gas hob and free standing fridge freezer. Lighting in the kitchen is by ceiling LED spot lights and the switch is on the wall by the Fridge Freezer. There is a multi-purpose fire extinguisher and a fire blanket situated on the wall in the kitchen, in case of emergencies. Sitting Room, with Log Burner – Ground Floor – with Front Entrance Porch and doorway The cosy Sitting Room on the ground floor can be accessed by walking straight through the kitchen, towards the front of the property. It is accessed through a glass panelled door. There is a small step down (approx. 3 inches) into the sitting room. There is ample seating for all guests, including a 2 seater soafer and a high backed easy chair. The sitting room is carpeted throughout for guests comfort. There is a Log burning stove in the sitting room. Full instructions for the use and operation of the Log Burner as contained within the Guest Information Packs in the cottage. Care should be taken at all times when using the Log Burner, as it gets very hot. The door should be kept shut at all times during operation. The Log Burner is for burning Page 2 of 5 Access Statement for Eden House Holiday Cottage, Pickering wood only, not multi-fuel. There is a solid slate fire place around the Log Burner. The sitting room has a TV, with Freeview digital channels, and a DVD player. We provide a number of DVD’s for guests entertainment and use, and a few games and cards. There is an entrance porch for the front of the house, accessed by a glass panelled door. The entrance porch for the front of the house is fitted with matting. All shoes should be left at the front or back door-ways and not worn in the cottage. Front Entrance Door – Ground Floor Guests will be provided with a key for the front door. This is a wooden door, accessed by a 5 leaver mortice door lock. There is a small plinth style step onto the main front street. The door opens inwards. Access from the front of the house in directly onto the main street. Lighting in the sitting room is provided by one ceiling light, and 2 x table lamps.
