Global Group – CEO March 2015 to August 2016 Pune With the demand of more infra into the real estate environment, was given the opportunity to lead the firm. Thus did withdraw from my other consultancies and have taken Global Group offer as a leader to establish their new identity in the real estate arena in Residential and commercial projects, apart from their already established infrastructure, built to suit industries, industry parks, corporate avenues. Having land banks of more than 3 million sq ft, we are set to establish more mix used avenues with SEZ, Industrial Parks, commercial, retail and residential complexes in Pune. Also liaison with architects, government agencies, consultants, plan zoning in commercial high streets with retail, F&B and hyper stores, apart from anchor and offices. Plan services/amenities/facilities to ensure smooth functioning. Work on trackers to ensure timely completion of projects along with budgets for both pre and post periods. Legal draft approvals on various agreements, site meetings to ensure smooth functioning and stocking of raw materials. Working at present as a consulting CEO – Projects for the Global Group, and Infra and Construction Firm In Pune. Right from Inception of a project to the completion and handover to the end user is my portfolio. Thus understanding the Marketing, strategizing and implementation of fair unit rates, marketing the pre launch and launch of projects to the Market, liaison with Architects, consultants, agencies, business houses, retailers and vendors is all part of my present portfolio. Implementation of processes and systems, inducting an ERP into the firm, introducing budgets, targets, MIS reporting structures is also part of the portfolio. Cost rationalization, viability of projects and sales adds up to the complete portfolio. Head the design team for new retail, commercial and residential projects.

As a Retail Consultant of More Mischief, which has various verticals, the core focus being Bespoke and Corporate wear, has given me an eye opener on the other side of the fence, as a retailer. This unique combination of being a Mall operator to a Retailer, blends me with a win win situation not only as a retailer but as a consultant to many builders and retailers as yet another vertical. A Mall of 1.2 million sq ft GLA, with 66 plus F&B destinations, a 9 screen Multiplex, Kidzania, 300 plus outlets, gaming and a lot more.

As Centre Director, my core expertise lies in Retailer Relations, Collections, Finance & Accounts, Marketing, Operations, legal, Liaison Projects and part leasing. Each of these brings about a new me with each passing day, as the challenges that come up is numerous and exciting. Have recently won the Most preferred Shopping Mall of the Year 2013 – Western India and Best retail Project of the year 2013 – CNBC Real estate Award.

Phoenix Marketcity GM – Operations (Head of Operations) Phoenix Marketcity Mall, Mumbai Sept 2010 – May 2013

The largest Mall in India with a total built up area of 2.2 million sq feet, with three commercial blocks of 2 million sq ft. bringing the total count to 4.2 million sq ft. consisting of Retail, F&B, Gaming, Movies & Commercial.

At Phoenix Marketcity Ø Head the complete Operations & Tenant Coordination of the Mall along with Fitout Management, Report to the Director. Ø Developed & implemented Systems & Processes for Operations both Mall & Commercial. Ø Developed Process Manuals for all departments and SOP’s, including the Welcome kit & the Tenant Manual. Ø Cost rationization, liaison with the corporate Leasing and Marketing teams to ensure better implementation and relationship management with both internal & external customers within the Mall. Ø Planned effective pre Ops Capex and post ops budgets for the Mall. Ø Planned and implemented Alternative Revenue through effective mediums. Ø Planned and implement revenue maximization from the retailers perspective.. Ø Head the internal (Jones Lang LaSalle – India ) Transition team. Was One of the fastest growing Cinema Chains pan India with Stand, alone theatres, Multiplexes, Malls and F&B. Took the brand from 9 Locations in Mumbai to 22 locations Pan India.
