Property

In the early 1920s the first of the Denne houses were built on the edge of the field now known as Hawksdown Estate. The second house built was "Gillows" built for Mr Reggie Denne. Hawksdown Estate is one of the most prestigious and sought-after locations in Deal.

Gillows is a handsome detached house with a garden that wraps around the property with fenced perimeter. The property retains original character throughout but has been fully refurbished by it's current owner..

To the ground floor there is an entrance hall from which there is access to a large double aspect lounge with original flooring, feature fireplace, large leadlight window and patio doors leading to the garden. There is a modern and spacious kitchen/dining room with doors leading to the garden and a utility room. There is also a cloakroom.

To the first floor there is a large shower room and three generous double bedrooms (one has an en-suite bathroom) with fantastic views over Deal. There is an additional bedroom and bathroom on the top floor offering beautiful views across to Ramsgate.

Externally there is off street parking, a detached garage which holds potential to be converted into an annexe as there is already planning permission in place for conversion to a habitable room (Ref 18/00996), and permission for a car port to be added to the front of the property should the new owner require this. There is also potential to add a substantial family room leading off the kitchen, subject to obtaining the necessary planning permissions.

Gillows is a short walk from Walmer where you will find local amenities and facilities and the seafront with its Castle and pebble beach close by. Deal town centre is within easy access with its award-winning high street and variety of shops, bars, cafes and restaurants. Walmer also has a mainline railway station providing the high- speed link to London.

The Vendor’s View

I was immediately attracted to the house by its original features and outstanding build quality. “Gillows” was one of the first homes in the exclusive Hawksdown estate and was built by the Denne family for their own use, together with the adjacent “Denne House”. There are records of the family firm going back to 1803 and it is still in business today!

It is an Edwardian gem with echoes of Lutyens country house vernacular – finely moulded old brick with a traditional Kent peg-tile roof. I discovered original fireplaces in three of the rooms, a walk-in pantry and bell pushes to summon the servants.

The structure was in very good order, but I decided to undertake a complete modernisation to provide the practicality needed for the 21st century; additional insulation, a new heating system, modern kitchen and most importantly three new bathrooms. The top floor provides a private bedroom suite with sea views as far as Ramsgate.

The main reception room is very bright with a triple aspect and generous bay looking onto a formal garden. The principle garden features a charming raised path edged with shrubs leading to a hidden walled seating area.

Plans for incorporating the existing garage into the ground floor space have already been approved should a buyer wish to include a family room or home office. There is also permission to add a new barn style garage off the impressive carriage drive.

“Gillows” will make a wonderful family home with plenty of character, but all the convenience of a modern house. Benefiting from the quiet and security of the Hawksdown Estate it is nevertheless within walking distance of Walmer train station. It is in essence, the best of all worlds.
