Bonava Sells 105 Rental Units in Copenhagen, Denmark Press release, 17 December 2020 Bonava sells 105 rental units in Copenhagen, Denmark Bonava is selling 105 rental units in Copenhagen, Denmark, to the investor NREP. Residents are expected to move in starting in the third quarter of 2022, and the project will be recognised in profit in the fourth quarter of 2022. – This transaction is in line with our strategy to conduct further business with investors in Denmark and in other markets. Developing sustainable, high-quality rental projects is a key part of the realisation of our vision of creating homes and happy neighbourhoods, says Joachim Hallengren, President and CEO of Bonava. The Fasanrækkerne neighbourhood is located in Ørestad, Copenhagen, in an area where Bonava has previously developed rental projects. The residents will be close to recreational areas, public transport, schools and services. The housing units will be environmentally labelled in accordance with DGNB’s gold standard, a certificate that assures that the housing units maintain a high standard based on the criteria of environmental, climate and financial sustainability. Bonava has become the first residential developer in Europe to receive approval from Science Based Targets initiative for its climate targets. Until 2030, Bonava will reduce the company’s negative impact on the climate by 50 per cent by adopting climate targets that conform to the IPCC’s recommendation to limit global warming to 1.5 °C. The transaction is valued at SEK 431 million and is contingent upon the issue of a building permit. The first housing units are expected to be completed and handed over to the customer in the fourth quarter of 2023. More controversial and substantially less investigated is the issue whether spinoffs produce ex post efficiency gains. Applying agency theory, our study of 102 spinoffs from 19 European countries occurring between 2002 and 2016 examines whether spinoffs generate actual improvements in operating performance of both the continuing parent, its spun-off child firm, and the combined parent- child portfolio. We test three hypotheses from previous market-based spinoff literature, the corporate focus hypothesis, the correction-of-a-mistake hypothesis, and the dual directorship hypothesis, to examine under which circumstances such improvements are maximised. Tracking changes in unadjusted and three adjusted measures of Return on Assets (ROA), we document no evidence of substantial improvements in the operating performance of the average parent-child portfolio, with the average child firm being associated with deterioration in operating performance in the first year following the spinoff. We find that only spinoffs of subsidiaries that operates in the same industry as their parents (non-focus- increasing) are the transactions that create significant average improvements in operating efficiency post spinoff, and that these gains are generated only at the child firm level and not within parent firms.
