WOODLAND AT MUTTONS LANE, WARMINGHURST, ASHINGTON, WEST RH20 3AL

Due to the considerable interest generated by the above woodland, it has now been decided that we will invite ‘best and final offers’ through an informal tender process. Below are a list of points that need to be observed:

A. Woodland at Muttons Lane is offered for sale by informal tender (unless sold previously) whereby best and final offers, subject to contract, are to be received in writing or by email no later than 12 noon on Tuesday 19 July 2016. A bid submission form is available from the agents.

B. Offers are to be enclosed in a sealed envelope clearly marked ‘Woodland at Muttons Lane” and sent or delivered to New Bartram House, 3-5 Swan Court, Station Road, , RH20 1RL or emailed to [email protected].

C. Offers should be ‘subject to contract’ only.

D. Offers should be for a finite sum and any escalating bids above any other received will be disallowed.

E. Please indicate whether you are prepared to have an overage clause attached to the land. This would allow for 30% of any uplift in value, through a residential consent being granted, to be payable for a period of 25 years.

F. The letter should include the name and address of the solicitor acting together with information on how the purchase is intended to be funded, with independent verification that funds are available to proceed or that mortgage funding has been agreed in principal.

G. Confirmation should be given that exchange of contracts can take place within 21 days of receipt of a draft contract package.

H. Any conditions that may affect the offer must be stated clearly in the letter, e.g. survey, mortgage requirement or if the purchase is dependent upon the sale of another property.

I. Our clients reserve the right to be present when the offer letters are opened. Whilst it is the vendors firm intention to sell, they do not undertake to accept the highest offer or indeed any of the other offers received. All offers will be treated in the strictest confidence.

SITUATION The woodland is situated in a secluded rural location and accessed via a quiet country lane. It lies on the southern fringes of the small hamlet of Warminghurst to the north of Washington and north-east of .

Towns in the area include about 12 miles to the north and Worthing about 10 miles to the south.

DESCRIPTION An attractive block of indigenous woodland comprising predominantly Oak, Silver Birch and Hazel, situated in a secluded position in a preety part of the West Sussex countryside.

The boundaries to the north and east are enclosed by post and rail fencing whilst the boundary to the south is enclosed by a wire fence. There was formally a wire fence to the western boundary with a 5-bar gate providing vehicular access which now needs to be replaced.

DIRECTIONS From the Washington roundabout on the A24, head north for approximately half a mile before turning left into Rock Road signposted and . Follow this road up the hill and as the road bears sharply to the left, turn right into Muttons Lane. The woodland will be found after a few hundred yards on the right hand side, immediately before the gardens and grounds of Woods Cottage.
