Seller Insight

My wife and I bought the house back in 2007, just a year after completion, and there were quite a few things that attracted us to it,” says the owner. “It sits right at the end of a little lane on which there are only four houses, so it’s very peaceful here; we have open fields to the back and the plot itself is a generous size so we also enjoy a really good degree of privacy. However, we’re literally just a stone’s throw from the Post Office, the pub and the village school, and we have a number of well-served towns and villages within easy reach, so all of our day-to-day needs are catered for.”

“The house was practically brand new when we came here, which was a huge bonus because we knew that it was going to be relatively low maintenance. We also liked the fact that the exterior has been sympathetically designed to blend in with these lovely rural surroundings, however the interior is much more contemporary and therefore perfect for modern living. We have a beautiful reception hall with a large central staircase that lead up to a lovely galleried landing, which creates a super first impression, and the bedrooms are all nicely proportioned; there’s also a big formal living room, a large kitchen that leads into both the dining room and the breakfast room, and we also have a fabulous utility room that I’d say is bigger than some people’s kitchens. It’s a very spacious home, but we’ve never felt as if we’re rattling around the place and I’d put that down to the superb design of the house as a whole. We’ve certainly been extremely happy here.”

“As well as being very spacious inside, we also benefit from having a lovely big garden,” continues the owner. “To the front we have a huge gravel driveway that could fit up to seven cars at a time, and to the back we have a wonderful amount of space. It was a real blank canvass when we came here, but over time we’ve developed it into a really attractive space that now incorporates a large patio terrace, a pretty pond, a couple of mature apple trees and we also have an area right at the very end where my wife keeps her ducks.”

“One of the things that initially sold this house to me was the oversized integral double garage,” says the owner. “I’m passionate about cars so it needed to be just right, and it’s actually been finished to an excellent standard. The floor is painted, the walls have been fully plastered… it’s essentially like another huge room.”*

They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. I’d probably choose the kitchen as my favourite part of the house, simply because I love to cook,” says the owner. “Guests can congregate around the island while I’m preparing food, then we can all move into the dining room next door… it’s a layout that works beautifully.”

First Floor The staircase leading to first floor is a split staircase and leads to a galleried landing which has access to the loft space, two windows to the front of the property and doors lead off to the five bedrooms and family bathroom. The master bedroom has two windows to the rear aspect which provide excellent views of the rear garden and farmland, a door leads into the walk-in dressing room which has space for wardrobes and shelving, providing an excellent amount of storage options and a door then leads through to the ensuite shower room which has a tiled floor, two shaver points, corner shower cubicle with extractor fan, heated chrome towel rail, pedestal wash hand basin and a low level WC. Bedroom two has two windows to the rear of the garden with views of the countryside beyond and a built in wardrobe. Bedroom three is another double bedroom and has two windows to the front aspect and a built in double wardrobe. Bedroom four has windows to the front aspect whilst bedroom five is a single room and faces the rear of the property with double glazed window, again overlooking the garden.

This house has been the perfect home,” says the owner. “It’s spacious, comfortable, the garden is a little oasis and the location simply couldn’t be better. I think we’ll both miss being able to step out of the front door and walk for miles through the beautiful countryside.” Outside

Front The property is situated on Merrycot Lane which is a single track lane where there is only five properties in total. Folley House is accessed via a five bar gate and leads into a gravelled driveway with timber fence and hedgerow to the right hand boundary. The driveway sweeps around to the left and provides parking for at least seven cars and also provides access to the double garage which has two electric up and over doors, built in storage to the rear, power and lighting, second loft access and houses the central heating boiler. The front of the property is very attractive and has stone window sills which show the quality of the build. There is side pedestrian access via a timber gate leading to the rear garden.

Rear Garden The garden itself is south facing and is mainly laid to lawn and is surrounded by a timber fence to all sides, there are a variety of flower borders with railway sleepers, raised beds to one side and there is a patio area directly outside the family room and a lovely large pond with ducks. To the side elevation is another terrace area with a run for the ducks and a timber shed. For my wife and I the location really couldn’t’ have been more ideal,” says the owner. “The house is close enough to everything to be convenient, but far enough away for us to enjoy utter peace and privacy.” LOCATION
