DESCRIPTION

Kelynack Manor Farmhouse is perfectly located at the head of the Cot Valley which descends down to a picturesque boulder strewn cove and the South West Coast Path, in an Area of Outstanding Natural Beauty. The house enjoys great privacy within its extensive gardens which are dotted with historic outbuildings. The area is steeped in history with the manor of Kelynack mentioned in the Domesday Book and there is much history around the grounds including a very well preserved forge in one of the outbuildings.

The house itself is extremely attractive with the south west facing principal façade being of granite double fronted appearance. It is made all the more beautiful as the roof was replaced about 14 years ago, the walls were repointed and bespoke double glazed sash windows were fitted throughout that perfectly match the character of the building. Inside updates included a bespoke George Robinson kitchen under granite worktops, a new bathroom, 3 Ref: LCAA7254

damp proofing and complete redecoration in simple whites and well considered colours giving a relaxing and airy feel throughout. Although this work was carried out the originality is very much intact with high beamed ceilings, exposed floorboards and areas of wall panelling and importantly three beautiful fireplaces including two inglenooks all now with differing Clearview multi fuel stoves warming each of the three reception rooms. An oil fired combi boiler also provides more instant heat via radiators and the domestic hot water.

The grounds are equally as important as the house and are approached through a beautiful white painted vehicular gate, from where the house itself can barely be seen. Just inside the entrance is a parking area and double garage with a granite outbuilding opposite. A pathway winds through the garden and then over stone and wooden sleeper terraces on the south west and north west sides of the house. The gardens are found mostly to the south east and south west and include a fruit orchard, open lawns, deep planted beds, mature trees, a vegetable garden and all hidden away behind stone walls and thick hedgerows.

In addition, there are extensive outbuildings including the garaging and outbuilding previously mentioned. To the south east side of the house is a long single storey barn which has a partially collapsed roof with one of the two rooms still being used as an excellent woodstore. The larger of the outbuildings is along the north western boundary where it aids with privacy. This building is also of granite with a yard to its front where there was once a working well. The building is divided into four sections including a utility/shower room, a studio with pot bellied stove, a garden store/workshop and the historic forge. The various 4 Ref: LCAA7254 outbuildings provide excellent amenity space and could be used for many different purposes. There is also of course the possibility to gain planning permission for conversion into holiday rental properties and indeed the neighbouring barns are in the process of being converted into a sizeable house and cottage. A property such as Kelynack Manor Farmhouse, with its many enticing assets, would be well received by the market no matter where it was but as the sea and coast path is only a 10 minute walk away through the enchanting Cot Valley, then this is an opportunity not to be missed.

LOCATION

Kelynack Manor Farmhouse is found at the head of the Cot Valley, one of the least disturbed and unspoilt hidden valleys in deepest west Cornwall. The valley descends down to a cove with a beach at low tide. The property is just inland from Cornwall’s Atlantic Coast, a short 5 Ref: LCAA7254 distance from St Just-in- and north of Sennen Cove and Whitesand Bay which, in turn lie just to the north of Land’s End. The property sits in a sheltered and immensely unspoilt setting in stark contrast to the majestic nearby coastline, rugged cliffs and fabulous bathing and surfing beaches.

About one mile from the property is the heart of St Just, ‘the last town in England’, where there is a wide range of day to day facilities including restaurants, inns, shops and services. About 10 minutes’ drive away is Penzance, an historic port town that overlooks Mounts Bay and has a full range of local and national retailers including supermarkets and both private and state schooling. Penzance is at the end of the Penzance to Paddington railway line with direct trains to London taking about 5½ hours.

The house is approached through an extremely beautiful white painted wooden gate between granite gate piers which opens onto a parking area in front of the double garage. A pathway then leads through the garden, passing the long barn and the gardens before leading around the house over cobbled walkways to two stone and wooden sleeper floored courtyards, one to the side and one to the front of the house. The large courtyard to the south west facing front of the house sits below the beautiful façade and has surrounding stone walls with granite gateposts and two sets of steps rising up into the garden.

One of the pathways is of broken slates from the old roof and it leads between beds including large camellias which add colour to the outlook in the early part of the year. Roses, hydrangeas and a small herb garden lie to either side. To one side at the end of the path is a granite mill wheel and further sleeper boards set into the ground to create the terrace whilst to the other side the lawn 11 Ref: LCAA7254 opens up through fruit trees including ancient heritage apples, Victoria plum, apricots and pears. Further large camellias, palms, shrubs and trees all add interest. This garden is divided from the large side garden by the derelict barn and low stone walls.

To the side and rear of the house are further open lawns with some low granite walls and a superb array of beds with lower flowering species backed by taller trees and larger shrubs. Phormiums, palms and tree ferns mix with deciduous species and a walkway leads through the trees to a very sheltered vegetable garden which itself is backed by a large camellia. In all, about ½ an acre.
