Access Statement for No 8 Lytham Bed and Breakfast

Introduction

No 8 is located in the town of and offers two guest rooms; one twin room with its own private bathroom and a further double bedroom with en-suite.

The house is over a hundred years old and has been recently refurbished. Whilst we aim to meet the needs of all our guests there are some period features of the house which might make access difficult for people with limited mobility.

We are located within a 5 minute walk to Lytham town centre and the sea front known as ‘The Green’. Four championship golf courses including Royal Lytham St Anne’s are all close by and the attractions of and the Lake District are within easy reach.

Pre-Arrival

 We are located within the town of Lytham on Mythop Road (B5259).  For full details and maps of how to reach us please see the Location & Contact section of our website. Alternatively, you can plan your journey by car or public transport using www.transportdirect.info. Simply enter your post code and ours, which is FY8 4JD to get directions.  The nearest shops are approximately 100m away.  The nearest bus stops (No 68 of Services) are just outside the property. Just ask for the Brookfield Terrace stop. There is no shelter or seating. Buses (No. 68) run approximately every 20 minutes to the towns of Blackpool and Preston. The bus service stops prior to midnight.  Lytham railway station is approximately 500 meters away, connecting with Preston and Blackpool railway stations.  Taxis are usually available at Lytham station but we can book one for you in advance if required.  is 20 minutes by car. Jet 2.com operates from Blackpool airport alongside other airlines.  We regret that we are unable to accommodate guests’ pets but do of course welcome assistance dogs.

Car Parking and Arrival

 On street parking is available, though this can be busy during the day after 8am, but spaces are usually available after 4pm. There is usually parking available in the adjacent cul-de-sac of Mythop Close.  Access to our property is gained from the flagged pavement through a small garden gate via our block paved front garden.  This is well lit at night by a motion sensor.  Entry step of 750mm (30 inches) at the front door which is 915mm (36ins) wide. This gives access to the vestibule area where there is a further step of 130mm (5ins), leading through the 840mm (33ins) wide vestibule door into the hallway and the reception area.

Welcome Area

 Guests are welcomed in the hallway, which is level throughout, where they are asked to register.  Seating is available with 1 upright chair.  The area is well lit with overhead lighting and a table lamp.  Assistance can be given with luggage.

Bedrooms

 Our guest rooms are accessed by means of stairs with seventeen 200mm (8ins) steps. There is a hand rail on one side.  Our beds are normally made up with duvets but sheets and blankets can be provided if preferred. Our standard pillows are feather and down, however alternatives are also available. Please specify before your arrival if required.  There is seating, bedside tables, bedside lamps, a wardrobe, plus a chest of drawers/dressing table provided in each room.  Flat screen Freeview digital TV/DVD with subtitles available.  Bedroom 1has 2 single beds, 710mm (28ins) high, with access from both sides and is adjacent to the private bathroom.  Bedroom 2 has a standard double bed 580mm (23ins) high with access from both sides and has an en suite shower room.

Bathrooms, Shower-rooms & Toilets (Ensuite or Shared)

 The bathroom adjacent to bedroom 1 has a toilet 395mm (15.5ins) in height.  Roll top bath (with non slip bath mat) incorporating a hand held shower fixture.  A separate fixed head shower cubicle with a 355mm (14ins) entry gap and a step of 150mm (6ins) is also part of the bathroom facilities.  The en-suite in bedroom 2 is accessed via a 635mm (25ins) wide, step free/level entry doorway from the bedroom.  Toilet 355mm (14ins) high and a shower cubical with a removable shower head.  The shower cubicle is accessed via 635mm (25ins) wide folding door and a 133mm (3.5ins) step.

Public Areas - Halls, Stairs, Landings, Corridors

 All public areas, hall, stairs, and landings are well lit using a combination of ceiling and table-lamps.  The hallway is oak flooring with 2 runner type carpets with non slip backing.  There are no steps to the guest breakfast room or the down stairs toilet which lead off from the hallway.  There is a continuing flight of seventeen (17) 200mm (8ins) stepped stairs to the guest bedrooms. The stairs are carpeted.  The house is fully centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements.  There are automatic audible smoke alarms in the main and upper halls.

Public Toilet

 There is a small unisex downstairs toilet, which is available to guests during the day/evening.  The toilet is located off the hallway and is accessed via a 700mm (27.5ins) wide door and is step free/level entry.  Toilet 380mm (15ins) high.

Dining Room

 The breakfast/dining room is situated off the hallway on the ground floor and the entrance is 700mm (30ins) wide and step free/level entry.  Fully carpeted.  Large windows allowing plenty of natural light supplemented by adjustable overhead and wall lights.  There is a living flame gas fire to supplement the central heating if required.  There is seating for 6 people at a solid oak table with co- coordinating chairs.  There is a co-coordinating oak cabinet and buffet table where guests can help themselves to cereal, fruits, yoghurts, juices and toast. Assistance can be provided on request.

Garden

 For guests we have a small paved front garden, with a garden bench, which guests may use as a designated smoking area, as smoking is not permitted in the property. An ash tray can be provided on request.

Additional Information

 There are ‘In Case of Fire’ instructions posted on the back of the guest room doors.  There is an information folder for each of the bedrooms with maps giving information on NHS facilities, local restaurants/, travel, theatres and local golf facilities.  We also have a selection of menus from local restaurants for guests’ perusal.  We have storage/drying facilities for golfers, cyclists, and walker’s equipment.  A battery charging facility is also available for a motorised scooter and powered golf trolley.  Free Broadband and Wi-Fi facilities are also available on request.  We are happy to cater for special diets or particular likes or dislikes. Please advise us before your arrival.  We can refrigerate prescription medication and additionally store any perishable food in our fridge for a limited period.  Mobile phone reception at No 8 is generally good.
