The house is discreetly set behind a large retaining 3 Ref: LCAA8507 wall and sits back in its plot in an elevated position maximising the south westerly outlook to the front.

The gardens are superb, a true plantsman’s paradise reputed to have over 60 trees including one of the largest gingko trees in the county. There are magnificent rhododendrons, camellias, magnolias, azaleas, palms and tulip trees and the gingko tree is reputed to have been grown from seeds supplied by General Sir Redvers Buller VC on his return from commanding the British Army in the Boer War.

Lanhael House is believed to date back to the end of James II reign and has enjoyed a rich and varied history since then. Once part of the Buller Estate it is believed to have been occupied by one of George Bernard Shaw’s many mistresses and has been enjoyed by an interesting array of guests including artists and politicians over the years.

Approached off Langreek Lane, away from the hustle and bustle of Polperro but within a very short walk from all its amenities, the house is discreetly positioned behind a high retaining wall.

There is a brick paved driveway with parking for numerous vehicles and the gardens are primarily to the front and side of the house.

There is a very broad sun terrace to the front which enjoys a superb south westerly aspect and quite delightful views over the gardens and grounds.

4 Ref: LCAA8507 On the ground floor there is a conservatory entrance to one end of the house and a conservatory entrance to the middle.

From the side entrance this opens into the kitchen which is of a good size with windows to the side garden. An inner hallway leads through into the study which has a cloakroom/wc off, and this study has a window to the front and access out onto the sun terrace. Beside the kitchen is the dining room with a lovely outlook over the front gardens and this opens into the sitting room which is a most comfortable and pleasant space with windows taking advantage of the outlook over the gardens and access into the sun room. Beyond the sitting room a doorway leads up into a bedroom corridor with two double bedrooms, both with en- suite and both opening out onto terraces to the front of the house.

A stairway to the rear of the main sitting room leads up to the first floor with a dual aspect principal bedroom to one end which has an outlook over the side and front garden. There are two further double bedrooms both with views to the front, a family bathroom, shower room and cloakroom/wc. From the first floor landing steps rise up to the second floor where there are two further bedrooms, both currently used as separate studies with some outlook to the front over the gardens.

The gardens and grounds to Lanhael House are quite exceptional extending to about 0.7 of an acre and providing superb colour and interest throughout the year.

To one side is the heated outdoor swimming pool with an adjoining pool room with sauna. There is a broad and wide sun terrace in front of the house with steps down to a gently 5 Ref: LCAA8507 sloping lawn. To the side and front of the house is a large area of parking which is a particular benefit in this area.
