DESCRIPTION

The Cabin is believed to have been constructed about 18 years ago in one of the most remarkable locations imaginable, nestled delightfully amongst trees but enjoying an open aspect to the east and south, from where it commands some of the most awe inspiring views of any home around the coastline of Cornwall. The property looks straight along the length of Porthkidney Sands beach with the waters literally lapping at the rocks below. This particular beach is one of the most astonishing in Cornwall as it can only be approached by foot over the South West Coast Path with no nearby car parks making it surprisingly quiet all year round. Interestingly as The Cabin does not look from the rear of the beach out to 3 Ref: LCAA8446 sea but instead looks along the length of the beach the tide advances past the cliffs below the house and the breaking waves roll in from left to right. This location also gives the property a great deal of shelter something that is extremely uncommon along this stretch of coastline.

Amazingly, The Cabin also has a long direct waterfrontage with ownership to mean high water along the entire frontage of its about 0.3 of an acre. The land is mostly coastal slope which requires no maintenance and it extends from the water’s edge up to the South West Coast Path which is hidden behind trees and dense planting a comfortable distance away from The Cabin itself. Off the path two gates open into the grounds and eventually lead to significant areas of decking that wraparound the building making the most of the sunshine and views. There are storage areas for surfboards and outdoor furniture whilst to the side is a surf shower perfectly placed as the beach is so close by. At lower states of tide one can just walk about 100 yards further along the coast path to get access to the water’s edge and beach and when the tide is up you can either swim off the rocks from the same position or walk the other way along the coast path which eventually leads back onto the sandy beach below the sand .

The Cabin itself is of timber construction under a cedar shingle roof with double glazed porthole windows, a Velux roof window and a huge section of glazing on the sea facing side. Inside is a simple layout, initially with a room that provides storage, utility space and as an entrance hall. Beyond this is the main open-plan vaulted ceilinged room with a kitchen to its rear and open living/dining space facing the views. Above is a mezzanine with king size bed from where one can look straight out over the wall of glass to the sea and beach. Below this is a shower room. There is of course ample space to extend to the northern side which 4 Ref: LCAA8446 could still have amazing views to the east, subject to all necessary consents first being obtained. The property is currently holiday let through Boutique Retreats and a new owner will be expected to contract to honour the current bookings for 2021.

For those looking for a retreat in the truest sense, immersed in nature and just yards to the beach then nothing can compare to The Cabin. The fact that it is also within walking distance of the branch line railway station linking St Ives to the main to Paddington line also adds a huge degree of simplicity and convenience to this one off holiday home and location.

LOCATION

Hawks Point is a very special location indeed where only a handful of properties exist, all of which are solely approached over the South West Coast Path, most easily from the base of Headland Road, . Below Hawks Point is the vast sandy expanse of Porthkidney Sands beach, backed by sand dunes and the West Cornwall Golf Club. The beach is divided from the continuing sandy expanse by the Estuary which is a favourite of kite surfers making for a real spectacle on a windy day. Straight across St Ives Bay is Godrevy Lighthouse making a focal point beyond the azure waters. Gannets can often be seen diving on schools of fish and there is a healthy population of local seals which can be seen year round with dolphins tending to frequent more during the summer months.

The South West Coast Path leads from Porth Kidney Sands beach and around Hawks Point to Carbis Bay beach where the Carbis Bay Hotel has a spa, restaurant and leisure 5 Ref: LCAA8446 facilities available to non-residents. Both the coast path and the branch line railway station at Carbis Bay then continue around to St Ives. Day to day facilities can be found in Carbis Bay including a supermarket and a further wide array of facilities are available at St Ives and nearby Hayle. St Ives is arguably Cornwall’s most famous coastal town set around the sandy harbourside with an active fishing fleet. The town is also famed for its associations with the art world and is the home of the Tate St Ives gallery.

OUTSIDE

Wrapping around the sea facing side of the building is a deep decked terrace with painted timber handrail. The decking then continues up four steps to a south facing raised decked terrace to the side, with incredible views and here there is a timber store shed ideal for garden furniture.

Below the decking is additional space for storage which can be approached through a pair of wooden gates on the north side beside a planted garden with 8 Ref: LCAA8446 steps leading down to a lower area principally for maintenance but here there are further mature trees and planting including banana trees.

Behind The Cabin is a further area of heavily grown garden providing screening from the South West Coast Path which is the principal access to the property and off which two gated entrances lead onto a private pathway immediately behind The Cabin which links them together. In addition, the property owns the coastal slope below (to the east) and to the north bounded by the South West Coast Path to the west and stretching all the way down to the mean high water point where the cliffs meet the sandy beach below.
