It is in an elevated rural position in rolling Hampshire hills, yet convenient for the towns of Petersfield, Alton and the cathedral city of Winchester. Positioned in the hamlet of Colemore in an idyllic location near the villages of Froxfield and Privett, there are local pubs and a post office in the villages, and also a primary school. There is an excellent selection of private and public sector schools within easy reach, including Bedales, Frensham Heights, Churcher’s College, Alton Convent, St Swithun’s Independent Prep and Secondary Girls School, Twyford Prep, Pilgrims Prep School for Boys, and of course Winchester College. Peter Symonds College can also be found in nearby Winchester, one of the finest 6th form colleges in the area. Becksteddle House is superbly located for recreational activities, to include golf at one of the several excellent courses in the area including Old Thorns, Petersfield Golf Club, Royal Winchester and South Winchester. Communications are first class with easy access to the A3, A272, A31 and A32 and train services to London Waterloo via Petersfield, Alton or Winchester. BECKSTEDDLE HOUSE Becksteddle House is an extremely impressive country house built and completed in 2016 by the current owners to an exceptional standard. The house embraces classical architecture and the proportions of a period country house, whilst being finished with a contemporary edge with the finest fixtures, fittings and finishes. The ground floor accommodation is approached through a large welcoming and impressive reception hall with oak flooring and a majestic turned galleried staircase that runs the height of the building to the second floor, lit by natural light by a large lantern in the roof. The hallway with its high ceilings and beautiful cornicing rather typifies the quality of the accommodation throughout the house, setting the tone and creating an atmosphere worthy of a property of this calibre. The drawing room, approached through double doors from the reception hall is a large, light room with further double doors onto the rear terrace and a magnificent fireplace. There is a separate family room, also approached from the reception hall, and a study. The kitchen/dining room, again approached through double doors, is one of the many wonderful features to the house, extravagant in its size and fitted beautifully with a bespoke range of kitchen cabinetry, a large island with Corian worktop and a wealth of kitchen appliances of the highest calibre. The kitchen opens out into the dining and sitting areas, constructed in the style of an orangery with a ceiling lantern and windows overlooking the rear gardens, with double doors to the terrace. A large utility/boot room can also be accessed from the kitchen/ dining room. A good study and a cloakroom complete the ground floor accommodation. The first floor landing is an exceptional feature, running the breadth of the house with the galleried staircase running through the centre. It provides a wonderful space that could be utilised for any number of purposes, including a small sitting area or library. The master bedroom suite is particularly impressive, being a large double bedroom with adjoining dressing room and a spacious bathroom. There are 2 further bedroom suites on the first floor, each with adjoining shower room. On the second floor again a large landing creates a feeling of significant space. There is a guest suite with adjoining bath and shower, and 2 further double bedrooms enjoying a jack-and-jill bathroom. BECKSTEDDLE HOUSE Approximate Gross Internal Area = 589.0 sq.m. / 6340 sq.ft. Directions to Susannah Lawson’s clinic, Walled Garden Cottage, Bordean Manor Estate, Nr Petersfield, GU32 1EP Please note: Sat Nav never gets it right, so you’ll need to refer to the last part of these directions. If you’re approaching via the M3 (from north or south) or from Winchester: • Get onto the A272 heading east towards Petersfield (there are various ways to do this – check your map or refer to the route planner at www.theaa.com for more detailed directions). • Cross over the junction with the A32 (there’s a petrol station on the right and a pub called Two for One straight ahead as you hit this junction). Walled Garden Cottage is about 3.3 miles from this junction. • Carry on the A272 past signs for Privett on your left and East Meon on your right. • Pass Bordean Farm on your left. Shortly after, after a bend, you’ll see the entrance to Bordean Manor Estate on your right. There are a couple of reflective bollards either side to mark the boundaries on either side of the driveway, and a 40mph sign just beyond. If you see signs for Froxfield and Highcross on your left – or start going down a windy hill – you’ve gone too far. • Turn into the driveway and follow it along. You’ll see the big manor house on your right. The drive then bends round and you’ll come to a junction (the main house will be right, the lodges left). If you pause and look straight ahead, you’ll see a wooden chalet behind some trees – that’s in the garden of Walled Garden Cottage.
