Stokowski, Ph.D. Date: October 15th, 2009 ABSTRACT Many of the benefits that are generated by the natural environment are external to normal market transactions and are consequently undervalued and under-provisioned even though they substantially contribute to human welfare. One approach to valuing certain environmental goods and services is through a regression technique known as the property hedonic model. This model considers a property as a bundle of attributes where the total price of the property is decomposed into marginal, implicit prices for property- specific attributes, the context or neighborhood in which a property resides and access to environmental amenities. The goal of this dissertation research is to estimate the value of proximity to the environmental amenities of parks and open spaces using a property hedonic model for the City of Baltimore and suburban areas of Baltimore County. While the property hedonic model has been commonly used to value environmental benefits, few of these studies have distinguished the spatial scales of neighborhood characteristics from the property- specific characteristics within a regression model. In this research, a multilevel modeling approach to the typical property hedonic model was used to model the effects of attributes at different spatial scales. This approach also allowed the effect of environmental attributes to vary across geographic space and interact with attributes across spatial scales. Such methods provide a more realistic accounting of the dynamic spatial variation of the value of environmental goods and services. For parks in the City of Baltimore, the results of valuing proximity to parks showed a spatial dynamic not often captured in property hedonics. The overall fixed effect for distance to park was negative but insignificant. When allowed to vary by block group, the random effect for this variable indicated that only two-thirds of the 401 neighborhoods positively valued increased proximity to parks. No interactions were found to be significant for the entire study. However, for the population of block groups whose properties did positively value proximity to parks, the results of interactions with neighborhood and park characteristics showed that smaller and more open parks were valued higher than larger and more wooded parks. A high population density also increased the value for a property in close proximity to a park. Finally, properties with smaller yards placed a higher value on proximity to parks than those properties with larger yards, indicating a substitution effect. For open space in Baltimore County, the results indicated that while higher proportions of privately-owned open space surrounding a property increased the value of that property, open space that was publicly-accessible was not significantly valued. Privately-owned open space that was potentially developable was less than half the value of the positive effect of private, open space under conservation easements or other development restrictions. We invited customers of a local supermarket who had selected a bottle of wine to purchase to participate in a valuation experiment. Integrating their original wine choice into the experiment, each participant evaluated six alternative wines, generating a rich set of data on willingness to pay and consumer characteristics. The data from the experiment allow us to compare standard shelf price-based wine attribute valuation estimates with estimates using WTP data and an increasing amount of information about individual consumers. The full model employs individual fixed effects to estimate WTP parameters without bias from consumer sorting or supply side influences. Our WTP estimates for wine attributes differ markedly from previous attribute value estimates. Consumers in our sample display clear and stable preferences for wine varieties, but less clear preferences for appellations. Our results suggest caution is needed in using market prices to estimate parameters of the consumer valuation function for product attributes.

    Measuring Information Frictions: Evidence from Capital Markets∗ Andres Drenik Juan Herre~no Pablo Ottonello Columbia University Columbia University University of Michigan and NBER October 29, 2019 Abstract We study the importance of information frictions in asset markets. We develop a methodology to identify the extent of information frictions based on a broad class of models of trade in asset markets, which predict that these frictions affect the relationship between listed prices and selling probabilities. We apply our methodology to physical capital markets data, using a unique dataset on a panel of nonresidential structures listed for trade. We show that the patterns of prices and duration are consistent with the presence of asymmetric information. On the one hand, capital units that are more expensive because of their observable characteristics tend to have lower duration, as predicted by models of trading under a full information model. On the other hand, capital units that are expensive beyond their observable characteristics tend to have a longer duration, as predicted by models of trading under asymmetric information. Combining model and data, we estimate that asymmetric information can explain 21% of the +30% dispersion in price differences of units with similar observed characteristics. We quantify the effects of information frictions on allocations, prices, and liquidity, and show that the estimated degree of information frictions can to lead to 15% lower output due to low trading probabilities of high-quality capital. The economic value of green space is measured through the willingness of households to pay for a property with higher price situated near to a defined green space. The results show that the property price has an inverse relation with the distance to the nearest green space, which indicates urban green spaces provide a positive impact on the transaction price in real estate markets.

Introduction Hedonic regression models have traditionally been used to model housing prices. Typically, the price of the house is related to the implicit prices of the housing attributes. The hedonic model is often estimated by OLS, leading to regression coefficients which represent the implicit prices. Most hedonic models include characteristics of the location to measure the influence of neighbourhood on housing prices, thereby ignoring the inherent hierarchy in the housing decision. However, as pointed out by Quigley (1985), a household begins its search proc- ess by choosing a town to live in, followed by the neighbourhood within the town and finally the house to inhabit within this neighbourhood and town. The hierar- chical nature of the housing decision cannot be ignored and use of the traditional OLS estimation technique can lead to unreliable and biased estimates, especially where the latter is performed without consideration for the presence of segmented markets. With multilevel modelling, a hierarchical structure is recognised when it is present in the data. In addition, the parameters of the model are allowed to vary across space. Featherstone ABSTRACT The objective of this thesis is to provide insight that policy makers can use to assess the impact of land values on prospective flood control projects in the Houston metropolitan area. Various land characteristics are regressed against county tax appraisal data on parcels of agricultural land sold within the Houston metropolitan statistical area over a 5-year period. Hedonic regressions of data from three counties found there is not a willingness to pay more for land located within any specific zip codes in the study area. However, some school district boundaries, especially those with higher median household incomes, correlate positively with higher property valuations. Land parcel size, commercial land use codes, residential improvements, paved road access, and certain suburban school districts were found to be statistically related to tax appraisals of market values. Forecasts made using tax appraisal data overestimate the actual comparable sales price of land sold in 2018. It appears that there is a relationship between better road access to transportation networks and the subdivision of farms for development, so County Commissioners and the Texas Department of Transportation should carefully weigh the risks of increasing population densities as a result of new roads constructed within and around the water pooling areas of U.S.
