Beirut and Beyond an Unparalleled Insight
MARCH, 2010 Beirut and Beyond An Unparalleled Insight ELIE MILKY, Associate HALA MATAR CHOUFANY, Managing Director HVS – DUBAI Dubai Silicon Oasis Headquarter Building, 4th Floor PO Box 341041 Dubai, United Arab Emirates Tel: +971 4‐5015‐586 Fax: +971 4‐5015‐77 HVS – Dubai Beirut and Beyond 2 Beirut and Beyond – An Unparalleled Insight The story of the Lebanese economy in 2009 was different from that of the main economies in the region and elsewhere. Helped by continued stability, real estate activity flourished, and the banking sector and tourism witnessed record figures. The number of tourist arrivals was almost 1.9 million (beating the record of 1.4 million set in 1974). The number of airport passenger movements in Beirut was almost 5 million. Existing hotels reaped the benefits and showed remarkable levels of performance as a consequence. Hotels still in the pipeline doubled their efforts to open for business, and opportunities for more hotels are being actively pursued. Yet, the picture may not be as rosy as it seems. Consumer spending dwindled in 2009 on the previous year, and ongoing political tension – albeit ‘cold’ – along the southern border of Lebanon continues to be a point of concern. At the turn of an exciting new decade, investors, owners, developers, lenders and operators are coming together as never before, having an increased appetite for a slice of what 2010 (and ensuing years) has to offer; namely, still greater economic prosperity. As experts in hotel consulting for 30 years, we take a closer look at the Lebanese hotel market both now and in the future and investigate other sectors such as investment, real estate and lending that play a significant role in improving tourism to the country. -

Hotel Chain Development Pipelines in Africa 2020 Report
2020 Hotel Chain Development Pipelines in Africa Front Page: Taj Cape Town Somerset Kilimani Nairobi 2 Hotel Chain Development Pipelines in Africa 2020 Foreword Our 12th edition of the Hotel Chain Development Pipelines in Africa brings news of a continuing increase in the chains’ development activity in Africa. The pipeline now sits at 77,896 rooms in 408 hotels, up 3.6 per cent on 2019. Looking back to our first report on Africa’s hotel development pipeline in 2009, there were then just under 30,000 rooms, so today we’re not far off three times that! The growth of the chains’ presence and pipeline in Africa has been an incredibly positive story, and we are proud to be deeply involved with it – in addition to the research work carried out for this report, we have provided professional advice to several of the projects that are included in the data. However, I am writing this foreword (and you are probably reading it) at a time of unprecedented global upheaval, a complete reset. Our industry – and I mean travel and tourism in the widest sense – has been particularly badly affected by the COVID-19 disease. We in the hotel industry have been completely reset, to what we just don’t know yet, but to a state smaller in terms both of supply and demand than we were just a few months ago, that’s for certain. There’s a new game coming when this is all over, and no one yet has any idea what we will be playing with, nor what the rules will be. -

INVESTING in BAHRAIN Property Tax & Market Insight
INVESTING IN BAHRAIN Property tax & market insight Autumn 2017 Investing in Bahrain – Property tax & market insight Contents 3 Introduction 4 Bahrain residential property market snapshot 5 Bahrain commercial property market snapshot 6 Considerations for investing in Bahrain Introduction Cluttons has partnered with Trowers & Hamlins to produce a guide to investing in the property market in Bahrain. This has been a cross team effort, working with Trowers & Hamlins in Bahrain to simplify the obligations for those investing in the Kingdom’s residential and commercial markets. The document also includes an update on the residential and office markets in Bahrain and aims to provide a quick and easily digestible resource for all investors and purchasers. Undoubtedly, as we enter the fourth year since the shock collapse in oil values, Bahrain is still working its way through a challenging period, with positive Government intervention programmes being rolled out across the Kingdom. The benefits of this intervention are being dampened somewhat by a slight widening in the country’s GDP-to-debt ratio, however there are some encouraging signs emerging. The Government is putting the pieces of its vision for Bahrain into place and we are already seeing this in many segments of the economy. For instance, with the aid of the GCC Support Fund, the non-oil sector has remained buoyant, growing by 3.7% last year, lifted by wide-ranging infrastructure and construction projects around Bahrain (Oxford Economics). In fact, in early August, the Economic Development Board (EDB) announced that some USD 80 billion worth of construction and infrastructure projects are currently underway or planned for Bahrain, which is expected to help underpin economic growth over the short to medium term. -

The U.S.-U.A.E. Business Council is the premier business organization dedicated to advancing bilateral commercial relations. By leveraging its extensive networks in the U.S. and in the region, the U.S.-U.A.E. Business Council provides unparalleled access to senior decision makers in business and government with the aim of deepening bilateral trade and investment. U.S.-U.A.E. Business Council 505 Ninth Street, NW Suite 6010 Washington D.C. +202.863.7285 [email protected] usuaebusiness.org Introduction The United Arab Emirates has long been recognized as a premier tourism and leisure destination. Over the past decade, these sectors have experienced rapid and sustained growth, becoming a key component of the U.A.E.’s successful economic diversification strategy. The biggest names in the international hospitality industry – from Hilton to Hyatt to Marriott – have invested heavily in the U.A.E. Meanwhile, the U.A.E. has developed, and exported, brand names of its own, such as DAMAC, Emaar, and Jumeirah. Moreover, household names like Six Flags, Sea World, Warner Bros., and Guggenheim are all taking root in the U.A.E.’s leisure and entertainment sectors. Main drivers of the sector’s robust growth have historically been the country’s strategic location, world-class transportation infrastructure, and fast-growing airlines. Two-thirds of the world’s population lives within an 8-hour fight of the U.A.E., and Emirates and Etihad Airways have become synonymous with best-in- class international travel. An ongoing catalyst for the expansion of the Emirati hospitality industry is the upcoming 2020 World Exposition, an international mega event. -
