THE LION TEAM MARKETING PLAN PROFESSIONAL PHOTOGRAPHY The Lion Real Estate’s entire marketing system revolves around professional photography, which truly showcases our exclusive inventory in everything we do. Our professional photography vendors deliver the highest quality pictures to ensure that our client’s homes stand out in all areas of marketing and ad- vertising. STAGING Staging will create a warm and inviting environment focusing on the best architectural features and selling points of your home. This will give you an edge and since the cost is minimal to the estimated 10 times potential return, it is essential that your home be shown in the best possible light to prospective buyers. This will get you top dollar in the shortest amount of time. VIRTUAL STAGING Most buyers start their home search online, which is why their first impression is the most crucial when marketing your home. We use the tools of virtual staging, by digitally and realistically placing furniture into photos of vacant or furnished properties. This helps increase web traffic on average of 30% and gives prospective buyers an opportunity to visualize the potential of their new home. VIRTUAL OPEN HOUSE Enhances marketing • Reach and connect live with a global audience. Share electronic property packets and marketing materials with clients and promote through social media. • Eliminate or diminish client travel and enable global collaboration. • Prequalify properties virtually with clients in real time. • Maximize productivity by leveraging the video tour library and hosting virtual open houses. • Access recorded tours at anytime from anywhere • Makes touring collaborative, interactive, and social. • Review and share tour files with others afterwards and post via social media. PROFESSIONAL PHOTOGRAPHY STAGING VIRTUAL STAGING VIRTUAL OPEN HOUSE HOW BUYERS FIND THE HOMES THEY PURCHASE? The actual resources buyers use when looking for a home are: 40% INTERNET 34% REAL ESTATE PROFESSIONAL 10% YARD SIGN 6% FRIENDS/NEIGHBORS/ RELATIVES 5% HOME BUILDER 2% KNEW THE SELLER 2% NEWS PAPER ADVERTISING 1% HOME BOOK/MAGAZINE PRICING STRATEGIES PRICE RIGHT Pricing your apartment competitively will generate the most activity from buyers and brokers. Pricing your property too high may make it necessary to drop the price below market value to compete with new, well-priced listings. We call this “chasing the market.” Getting it right the first time could mean a lot more gain. The value of your property is determined by what a buyer is willing to pay and a seller is willing to accept in today’s market. Buyers make their pricing decision based on comparing your property to other properties SOLD in your area. Historically, your first offer is usually your best. THE FIRST 30 DAYS ARE CRUCIAL A property generates the most interest when it first hits the market. The number of showings is greatest during this time if it is priced at a realistic market value. Starting too high and dropping the price later misses the excitement and fails to generate strong activity. Many homes that are initially priced too high end up selling below market value. FRIENDS/NEIGHBORS/ RELATIVES PRICING MISCONCEPTIONS It is critically important to price your property at competitive market value when we finalize the listing agreement. “Price Competitively – The First 30 Days Are Critical…” – Avi Malul, Founder THE RIGHT PRICE IS IMPORTANT. • A property generates the most interest when it first hits the market. • The number of showings is greatest during this time if it is priced at a realistic market value. • Starting too high and dropping the price later misses the excitement and fails to generate strong activity. • Many homes that start high end up selling below market value.
