The Raahen Portti Shopping Centre is situated in the immediate vicinity of Highway 8 – the main highway in Western . Highway 8, throughout its length, encompasses 40 000 jobs, and 40% of all Finnish cargo travels via the seaports located along Highway 8. A grade-separated crossing in Raahe Mettalanmäki, at the corner of the future shopping centre, is subject to planning and development in Raahe. The Raahen Portti Shopping Centre, which will be erected at the junc- tion of Highway 8 and Kokkolantie, the road leading to Raahe town centre, will offer improved services both to the town of Raahe and to any passers-by. The trade centre area is located around one kilometre outside Raahe town centre and, at the busiest times, it is passed by up to 10 000 vehicles daily, which already forms a strong customer base for the trade centre. The self-sufficiency of Raahe in terms of jobs is nearly 120%. The area also attracts buying power from its surroundings and neighbouring municipalities, within a wide range. In the Raahe district, buying power for everyday goods trade amounts to more than €80m and, in 2013, it was over €100m. Strong economic grounds exist for an additional 4 500 m² investment in everyday goods trade. In 2009, the transition level of everyday goods trade to Raahe was +12%. In the Raahe district, buying power for specialist goods trade amounts to more than €110m and, in that respect, there is an on-going transition away from Raahe. The transition level in 2009 was -3%. By 2030, there will be renewed de- mand in Raahe for specialist goods trade to the volume of 30 000 m², with the buying power of nearly €160m.

Current Services in Raahe

Currently, everyday goods trade services are mainly situated along Kokkolantie. Spe- cialist goods trade services are located in town centre, which is incapable of expansion, because the centre is restricted to the area bordered by the Old Town and the railway. As such, the only logical direction for expansion is towards Mettalanmäki.
