30 Extra-Common Auction Conditions

Extra General Conditions of Sale Applicable to All Lots • If a cheque for all or part of the deposit is not cleared on fi rst presentation, the auctioneers are under no obligation to re- present the cheque, but should they do so (at their sole discretion) then the buyer will pay to the auctioneers a fee of £100 plus VAT, such payment being due whether or not the cheque ultimately clears. • Vacant possession of the lot shall be given to the buyer on completion except where stated in the special conditions. The buyer accepts that vacant possession of the whole or any part of the lot offered with vacant possession notwithstanding that: • There may be furniture fi ttings or effects remaining at the lot in which case the buyer shall not be entitled to require the removal of such items or delay completion on the grounds that the existence of such items does not constitute vacant possession, and: • That all or part of the lot whether comprising a house, part of a house, fl at or fl ats may not legally be used for immediate residential occupation. • The buyer will pay to the auctioneers a Buyers Administration Fee of £500 plus VAT.
