The Old Wire Mill Cover.indd 4 01/11/2018 13:26 Enjoying an idyllic rural setting in a small hamlet surrounded by glorious countryside with outstanding views. Character features are in abundance, such as exposed oak timbers, stone mullioned windows and dove cote; a double garage and substantial granite set courtyard. The property presents generously proportioned rooms, and whilst enjoying this rural setting, is well positioned within a short drive of the M1 motorway network and the local market town of Penistone and associated amenities which include highly regarded schools. The Old Wire Mill Pages.indd 1 01/11/2018 13:24 The house required no renovation when we purchased it, in fact it was chocolate box perfect,” says Sacha. “However, we did toy with the ideal of converting it into a 4-bed house and adding an orangery, and we even went so far as to have the plans drafted. In the end we decided not to go ahead, but it could be an exciting project for the new owners.” The Old Wire Mill Pages.indd 2 01/11/2018 13:24 Ground Floor An impressive bespoke 3’ wide oak entrance door opens into a reception porch which immediately displays character features including exposed stone feature walls to two aspects and a Yorkshire stone flagged floor. A solid timber door with a Yorkshire stone surround opens to the inner reception hall. Off the hallway is a guest bathroom and a utility / cloaks room with fitted cupboards, a Belfast sink and plumbing for a washing machine. The dining / living kitchen has windows to both the front and rear aspects allowing good levels of natural light, each of which are set into chamfered stone mullioned surrounds. The kitchen area is presented with handmade pine furniture which comprises base units with matching drawers sat beneath a work surface edged in oak that incorporates a single bowled Belfast style pot sink with brushed chrome mixer taps. Over the work surfaces are complementary marble tiles above which are matching wall cupboards with under lighting. Appliances include an integrated fridge and dishwasher. Set within a feature reclaimed rustic brick chimney breast with tiled splash back is a Range Master 110 Leisure cooker. This room commands an impressive rural view with woodland backdrop and has exposed oak beams to the ceiling. The Old Wire Mill Pages.indd 3 01/11/2018 13:24 Seller Insight The Old Wire Mill is a large and extremely characterful family home that nestles in a gentle valley in the beautiful Yorkshire countryside. “The property is located in a small hamlet of houses, all of which are associated with the art of wire drawing, which dates back to the early 18th century,” says Sacha. “My husband and I purchased it from a Mr Peter Robinson in 2007, and interestingly the Robinsons were the very last family in the area to ‘draw wire’.” “Mr Robinson had the old mill converted into this incredible home in 1997, and when we first came across it, it was immediately apparent that so much heart and soul had gone into both its planning and building. It was given a modern lease of life, but was also very cleverly and lovingly built to blend in with the other hugely characterful period properties in the area. It definitely has both the look and feel of an old house – beautiful Yorkshire stone construction, chamfered stone mullions throughout, oak windows, wonderful Cornish slat roof, oak French doors with handmade individual leaded glass panels – but in actual fact it was a complete rebuild and therefore has none of the peculiarities of an older property. Mr Robinson took such pains and care in every single detail, from putting in stone around the windows and doors to sourcing all of the seasoned oak beams that were used in the building of the house, some of which date back five or six-hundred years. Everything about the house had the stamp of care, thought and quality and that for us was a huge attraction.” “One of the nicest aspects of the house is the fact that although it’s situated in a hamlet, the front of the property takes advantage of the wonderful views down the valley,” continues Sacha. “Our children have loved to run and play in the meadow that lies in front of the house, and we will always have lots of happy memories of them screaming with delight as they are pushed on the swing that we constructed in the old oak tree. Another of their favourite things to do is play on the stepping stones in the River Don and I hope that they will remember the beautiful circular Trunce Walk and spectacular views of the valley and hamlet as well as the great blackberry picking opportunities. It really is a place that has given us all a tremendous quality of life.” “The spectacular formal dining room is one of the most impressive rooms in the house,” says Sacha, “it features large stone mullioned windows that take full advantage of the glorious views across the meadow; and the fireplace makes the room very inviting in the winter months” * These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. This room has oak French style doors opening onto a southerly facing patio and garden, exposed oak timbers and a feature cut chamfered stone fire surround with concealed lighting which houses an inset Aga multi fuel stove. The main reception hall presents an impressive formal introduction to the front of the house, offering generous proportions, accessed by a solid oak entrance door whilst there are exposed beams and a staircase to the first floor. The study is located off the hall to the back aspect of the house. The Lounge offers generous proportions with windows to front and rear aspects, all of which are set within chamfered stone mullioned surrounds; the rear commanding excellent rural views over the grounds and adjoining countryside. The room has exposed reclaimed oak timbers to the ceiling and a feature reclaimed stone fireplace which houses an inset multi fuel Aga which sits on a Yorkshire stone hearth. The Old Wire Mill Pages.indd 7 01/11/2018 13:24 The Old Wire Mill Pages.indd 8 01/11/2018 13:25 First floor landing A spacious landing overlooks open countryside to the front of the house, has exposed reclaimed oak timbers and in the opinion of the agent, a fourth bedroom could quite easily be created which would measure approximately 10’1 x 6’8 (3.07m x 2.03m). The master suite presents an exceptionally well-proportioned room, with windows to front and rear aspects set to stone mullion surrounds, with a pleasant rural outlook and a banked ceiling with exposed timbers. The second bedroom is positioned to the rear aspect of the house with windows overlooking the grounds and has a full complement of bedroom furniture. The third bedroom is positioned to the front aspect, has fitted wardrobes and windows set to stone mullion surrounds. The Old Wire Mill Pages.indd 9 01/11/2018 13:25 The Old Wire Mill Pages.indd 10 01/11/2018 13:25 The family bathroom is presented with a four-piece suite finished in white including a Laufen low flush WC and floating wash hand basin, a corner step-in shower unit and cast Bette bath all with Pegler lusso chrome fitments. The room has full natural stone tiles to both the walls and floor, a banked ceiling with exposed timbers and obscured windows set into a chamfered stone mullioned surround. What will we miss most when we leave? I suppose it will be the ease of living here and the lovely friendly community that made us all feel so welcome,” says Sacha. The Old Wire Mill Pages.indd 11 01/11/2018 13:25 The Old Wire Mill Pages.indd 12 01/11/2018 13:25 I love the fact that the house is located on the outskirts of a village and yet we can walk to the Post Office or local pub; we’ve enjoyed having the Trans Pennine Way right on our doorstep, and we’ve relished being able to ride for miles on our family pony with only time being the limiting factor,” says Sacha. “We’re also lucky to be just a short distance from Penistone and a fifteen-minute drive from Sheffield, so all of our needs are catered for, and we have a fantastic selection of schools in the local area, so all in all it’s a wonderful place to raise a family.” The Old Wire Mill Pages.indd 13 01/11/2018 13:25 The Old Wire Mill Pages.indd 14 01/11/2018 13:25 Externally The property occupies the most idyllic of rural settings located in the valley between Thurgoland and Green Moor, the grounds measuring approximately 1.5 acres.
