Generally speaking, a bedroom is simply a room which has been designated and/or designed as one within which one sleeps. Generally speaking, a bedroom has one doorway to provide entry and to ensure privacy. However, it is not uncommon for a bedroom to have more than one doorway. This is especially true of older homes. Generally speaking, a bedroom has a closet. However, it is also very common for older homes to have bedrooms without closets. Up until the early part of the 20th century, it was very common for bedrooms to not have built-in closets. Furniture functioned as a closet. Generally speaking, the number of bedrooms does not affect the value of a house. That is, simply listing a higher number of bedrooms does not increase the value of a house. However, there may be some loss in value due to a functional obsolescence if the market recognizes a dysfunctional relationship between a greater number of bedrooms versus a lesser number of bathrooms (e.g., if a house has four or more bedrooms and only one bathroom, there may be a loss in value). ---------------------------------------------------------------------------------------------------------------------------- There is no one universal definition of what a bedroom is. Each Town Department and/or Agency may have a different definition. A bedroom is defined as habitable space containing both heat and insulation. 2. A bedroom provides privacy to occupants through the presence of a door. 3. Full bathroom facilities are conveniently located to the bedroom served. 4. Entry to a bedroom is from a common area, not through a room already deemed a bedroom. 5. A bedroom is greater than 70 square feet in size. .

Universal Design Guidelines For Homes in Ireland 186 Universal Design Home Types: Section 05 Introduction — This section - Section 5 of the ‘Universal Design Guidelines for Homes in Ireland’ sets out example plans for a variety of different unit types that are typically found in Ireland. The purpose of providing these example plans is to show the impact of the Universal Design guidelines in a practical and visual way. It should be noted that the house plans shown are indicative only and they are not meant to be prescriptive. There are many different possible layouts for all of the unit types and consequently many different ways of implementing the guidelines. This document examines the regional shortfall in housing supply and takes a look at Arlington's existing housing inventory, the housing that has been produced in the last decade, recent home sales data, teardown and substantial rehabilitation data, and demographics data related to Arlington's housing market. Introduction The Joint Center for Housing Studies at Harvard University’s assessment of the current state of housing for the nation provides a succinct description of the challenges we face in Arlington today. With the economy on sound footing and incomes ticking up, household growth has finally returned to a more normal pace. Housing production, however, has not. The shortfall in new homes is keeping the pressure on house prices and rents, eroding affordability—particularly for modest-income households in high-cost markets. While demographic trends should support a vibrant housing market over the coming decade, realizing this potential depends heavily on whether the market can provide a broader and more affordable range of housing options for tomorrow’s households.1 There are many factors that affect housing production including capital markets, federal monetary policy, federal regulations related to lending, the financial sector's underwriting standards, the availability of labor, and local land use regulations and processes. While there is little that Arlington can do to influence the macro-economic factors at play in the housing market, local government can make significant contributions by establishing land use regulations that support the types of housing that will meet the community's growing needs.
