Access is off a very quiet country lane and then via a stoned track that takes you to the heart of Carmes Wood.

Carmes Wood has been part of this stunning landscape since at least the latter 1800's. The woodland is a mix of broadleaved trees with a picturesque watercourse flowing from north to the south western side of the woodland.

Native oak trees form the woodland habitat structure here, often knarled and moss covered, these classic British trees create most of the woodland canopy. Features such as splits in the bark and holes in the branches provide excellent habitat for bats and woodland dwelling birds.

When visiting you may be rewarding with a sighting of a Red deer (Cervus elaphus) which is the Uk's largest deer. These timid creatures belie their impressive presence with males often having huge, spreading antlers indicating a good age as the antlers increase in size every year.

Other mammals frequent the area from foxes on the prowl for prey to badgers 'snuffling' or using their snout to dig up the soil to search for earthworms and beetles for food.

Carmes Wood is a great place to set up a small hide to watch these woodland dwelling mammals along with the numerous bird species that enjoy this tranquil environment.

The stream that flows from the north to the south west of Carmes Wood is a tributary of the river Bray. The water is crystal clear and gives a relaxing backdrop when enjoying occasional camping or a picnic.

Within the heart of the woodland is a useful wooden shelter that has recently been installed. The shelter is perfect for storing timber or logs to season, setting up a stove to make a warm drink to shelter on a rainy day or as a place to sit, relax and observe the local wildlife.

There are old tree-lined banks around most of the boundaries, which are well over 100 years old.

At the western side of the woodland –over the stream, is an open meadow area which is ideal for camping with family and friends and gives scope for some tree planting. A wooden bridge provides good access to the meadow.

From the highway the main woodland gate is accessed along a metalled no through road. Once within the main gate, there is a good stoned forestry track which is suited to most vehicles. A car parking and turning area is conveniently located along the access track within Carmes Wood.

There is an old forestry track that loops around and up to the eastern edge of the woodland.

A recently well constructed bridge gives access from the woodland side over the stream to the meadow.

Sporting rights are included in the sale and there is a right to fish the small stream.

'Carmes' is an old name for the local Ancient Parish of Charles and there are references to the names Carmes as far back as the 13th century. Possibly derived from the old Celtic word 'Carn' or 'Cairn' a name for a rocky outcrop, often a tomb or even a court.

The coast is within easy reach with popular places such as Lynton, and the surfing beach of Woolacombe all within a 30 minute drive.

Directions

- From the M5, leave at Junction 27 onto the A361 towards Tiverton.

- Stay on the A361 for around 30 miles until you reach the North Aller roundabout where you take the 3rd exit onto the A399 towards Ilfracombe, Bratton Fleming and Brayford.

- After about 5 miles carefully take the right hand turn into the village of Brayford.

- Drive down the hill and over the bridge that straddles the River Bray.

- Take the next left hand turn at Lydcott Cross.

- Follow this road up the hill, around to the left and on past Cross Gate Cross, signposted towards Challacombe.

- After half a mile turn right onto a no-through road - this is known as Muxworthy Lane.

- Follow the narrow tarmac road down the hill and over Skentaway Bridge and you will see the entrance to the woodland on the right. There is space to park on the right hand side of the road just before Skentaway Bridge (please leave space for vehicles to turn).

- Climb carefully over the gate and walk along the stoned forestry track for around 250 metres until you see the 'Carmes Wood' name sign on your right.

- Carmes Wood is both sides of the access track from here.

All boundaries are indicated by orange markings on posts and trees.

The northern boundary is a line of fence posts.

The remaining boundaries are along an old hedge bank that surrounds the rest of the woodland.
