Praxis, literally, theory into action, describes the first of three basic philosophical tenets of Praxis3. The firm aims to explore the possibilities of emerging design ideas and ideals as applied to the real world practice of development and construction. The firm’s mixed-use and university projects are a good example of complex structures with tight budgets and timetables accomplished with the goal of providing excellent design to a variety of clients and end-users.

Praxis also seeks a variety and diversity of design experience. Civic, institutional, automotive retail, mixed-use, cultural and multi-family building design, are all part of a complete design continuum at the firm. Architect: Praxis3’s sister firm, LP3 architecture, performed space programming, schematic design LP3 architecture sister firmof Praxis3 and budgeting services for the consolidation of the College of Environment and Design’s multiple campus locations into the vacant 50,000 sf Visual Arts Building. Constructed Client: in 1962 as the Lamar Dodd College of Art, the structure, designed by seminal Atlanta University of Georgia College of Environment and modernist Joe Amisano, is being repurposed to provide administrative and faculty Design offices, classrooms, lecture halls, and studio space. Conservation of the building will include cleaning and repairing its exterior; preservation of Japanese ash paneling; and, cleaning the window frames, but replacing the glazing with energy efficient glass. The scope of work also includes a future Phase II addition of approximately 30,000 sf.

Architect: The Decatur Recreation Center was originally constructed in 1958 and houses a diverse LP3 architecture venue of recreational, civic and arts programs for the city of Decatur. Working closely sister firm to Praxis3 with City officials, Rec Center staff and the local community through interactive design Client: charrettes, LP3 architecture (Praxis3’s sister company) initially re-programmed the City of Decatur facility and developed plans to renovate the building to accommodate the functional requirements of a 21st century recreation and community center. The vintage mid- century building will be restored and updated, while the lawn of the structure will be utilized as new and more active city park space. The building’s renovation is designed to achieve a LEED Silver Certification standard.

Architects: The DeKalb School of the Arts project was accomplished pro bono for a concerned group Praxis3 + Amy Landesberg of parents and teachers. The drawings were intended to show the county school board Architects that a dynamic new facility could be located adjacent to the current school building, built in Client: the 1950s. Each arts discipline - Dance, Music, Visual and Media Arts and Theater, is housed DeKalb School of the Arts PTSA in its own second level studio space. Courtyards occupy the spaces between discipline studios. Open spaces below each studio at ground level are utilized as student and public interfaces with each artistic discipline and include a gallery space and sculpture garden at the Visual Arts and Media studio and a small amphitheater at the Theater Arts studio center. The complex is tied together by the two level General Curriculum classroom center located in the connecting building at the rear of the courtyards. Shared campus spaces, including the Main Administrative area, Media Center and Cafeteria are housed in a linear building fronting North Druid Hills Road.

The connected, DeKalb Center for the Arts is shown beyond the school. Architect: A 25,000 sf multi-phased full renovation of the Cinema Studies and Performance Studies Kevin Lackey for Beyer, Blinder, Belle Departments and partial renovation of the Graduate Acting Department. The depart- ments occupy two floors of a 12-story limestone/brick building built in 1896. The build- ing is located in the NoHo Historic District. The project involved the adaptation of exist- Client: New York University ing office, academic, and mechanical space into four state-of-the art screening rooms, a black box theater, two student lounges, two class rooms, a film library, restrooms, and faculty offices as well as modifications to two additional theater spaces. The MEP -sys tems were completely replaced and new windows were added into a light well.

Architect: A rehabilitation of the 28,000 sf corporate headquarters housed in a NYC landmarked Kevin Lackey for Beyer, Blinder, Belle seven-story 1927 brick/limestone townhouse. While protecting and restoring the existing historically significant details and spaces, new offices (both private and open), conference rooms, lounges, toilet rooms, an auditorium, and catering pantry were Client: Visiting Nurse Service of New York created within the historic building envelope. The project also involved new egress stairs, an elevator, window replacement/restoration, exterior envelope repair, re-roofing, all new MEP systems, an ADA lift, and a new accessible entrance ramp.

Architect: This adaptive reuse and restoration project has transformed three historic buildings Kevin Lackey for along the Tenth Avenue side of the Seminary’s campus into a gracious new conference Beyer, Blinder, Belle center. Named in honor of the Archbishop of Cape Town, who was a visiting professor at GTS when he was awarded the Nobel Peace Prize in 1984, the Tutu Center offers a major Client: new resource to other not-for-profit institutions. The 60,000-SF facility includes two large, General Theological Seminary fully wired conference rooms (accommodating 70 and 100 persons), five smaller break- out rooms, and 60 guest rooms with modern amenities. The project also includes the addition of a new kitchen for the oak-wainscoted Refectory in Hoffman Hall, considered “one of New York’s most beautiful interior spaces” (Gerard R. Wolfe, New York: A Guide to the Metropolis). The Refectory’s 40-foot-high vaulted ceiling has been restored to its original decorative paint and gilding design.

The Tutu Center is the first campus building to be powered by the Seminary’s geothermal heating and cooling system, currently under construction. Twenty-two wells, each 1500 feet deep, will be installed in the sidewalks surrounding the campus. In just the first ten years of the new system’s operation, the Seminary will reduce its carbon dioxide emissions by more than 14,000 tons. Any need for roof-level cooling towers will be permanently eliminated, helping to preserve the architectural integrity of the campus. 3 firm portfolio praxis architecture planning design The Apollo Theater Apollo Theater Foundation, Inc. New York, NY Commissioned by the Apollo Theater Foundation, Inc. in 2001, the renovation of the Architect: 1913 landmark building has involved both meticulous restoration work and creative Kevin Lackey for reinterpretation. Design of the new elements is based on the appearance of the Apollo Beyer, Blinder, Belle in the 1940s, the era chosen as most representative of the theater’s impact on local, national, and international culture. An integral part of the architectural work has involved Client: the introduction of new signage and graphic technologies, which will enable the Apollo Apollo Theater Foundation, Inc. to change notices for performances and upcoming events, easily and quickly. This initiative has involved replacing the cumbersome, manually changed sign panels with modern, electronic LED signage at the marquee, and introduction of built-in flat display screens at the entrance and vestibule.

3 firm portfolio praxis architecture planning design Neighborhood Charter School Neighborhood Charter School Atlanta, GA Architect: On February 10, 2003, the Neighborhood Charter School, housed in a building Praxis3/ Verge originally constructed for the Atlanta Public School System in the historic Grant Park Client: neighborhood, was substantially destroyed by fire. Using insurance funds and additional Neighborhood Charter School money raised by the community, a contemporary, 47,000 s.f. school was built within the Atlanta Public Schools original three-story shell. The exterior brick skin of the historic structure, built in 1907, was preserved and restored, with energy efficient windows of similar style replacing the original ones lost to the fire. 3 firm portfolio praxis architecture planning design University of Georgia Lamar Dodd School of Art: Jewelry & Metalwork Program Studio University of Georgia Athens, GA

Programming and Planning LP3 performed a preliminary space programming study for the Office of the University Architect: Architects to assess options for relocating the Jewelry and Metalwork Program into more LP3 architecture sister firm to Praxis3 spacious and enhanced facilities that will better meet its needs. 3 firm portfolio praxis architecture planning design Georgia Institute of Technology Robotics and Intelligent Machines (RIM) Laboratory and Research Center Atlanta, GA Architect: The Georgia Institute of Technology is home to one of the world’s premier Robotics LP3 architecture and Intelligent Machines programs. The13,752 s.f. renovation was recently completed sister firm to Praxis3 to provide a state-of-the-art laboratory and research environment to facilitate greater Client: interaction and cross-pollination among the numerous disciplines and specializations Georgia Institute of Technology required for the creation of the next generation of robots. The space plan is driven by the desire to maximize day-lighting and to provide flexibility for on-going reorganizations common with the department’s projects. Beyond the functional imperatives of the plan, the space creates an interactive habitat and display environment for the robots created at Georgia Tech. A central element of the design includes the animated and robotically-inspired mixed media display wall, located at the entrance to the space. In addition to showcasing current research projects, corporate donors, and on-going events at the school, the wall incorporates display platforms for functioning robots. Architects: Praxis3 was selected to complete this small but important project for the College of Praxis3 Architecture at Georgia Tech. The Galloway Cafe commemorates the life of Thomas Stuart Romm with Fred Pearsall Galloway, the late Dean at the College of Architecture. The cafe serves as a center of student life at the college serving coffee, teas and desserts to students and faculty. The Client: 21st century cafe incorporates a media wall as an integral part of the cafe. Architect: The existing Tau Kappa Epsilon Fraternity House on the campus of Georgia Tech reflects Praxis3 its multi-year history of additions and alterations. The new house will incorporate the Client: shell and foundations of the existing building, but provide an all new multi-purpose Tau Kappa Epsilon Fraternity facility. The new building will be a model of environmental sustainability and include both passive and active energy strategies. Large south-facing roofs will capture solar energy, while a 3-level front porch/screenwall will act as both a solar screen and social gathering spot for the fraternity. A large, multi-story central activity area will define the indoor social space of the house. Residential sections of the house will provide group study areas, along with a variety of room types.

Architect: LP3 architecture and national Collegiate Bookstore expert Burgess + Kremer developed LP3 architecture sister firm to Praxis3 the main Campus Bookstore for the University of West Georgia. This important building will serve as an icon at the new north entry to the campus. Architect: Praxis3’s “sister firm”, LP3 architecture, is assisting the University of West Georgia with LP3 architecture upgrades to the existing Main Campus Dining Facility, also known as the Z-6 Building. sister firm to Praxis3 Constructed in the early 1970s, the building’s facade will be replaced. The main dining Client: room is being planned to include an arrangement of new stand-alone food service University of West Georgia Auxiliary Services stations offering a wide variety of cuisines, including a pizza station, grill station, demonstration cooking station, as well as a traditional “home-style” line. A new plaza space will be developed at the building’s entry to provide a definitive identity for Z-6 and the West Campus. Architect: Praxis3 prepared the master plan for the new Coweta Campus of West Central Technical Praxis3 College with the intent of creating a pedestrian-oriented environment at the heart of the Client: new campus, with parking situated at the perimeter for efficient vehicular circulation. A West Central Technical College Foundation series of open courtyards between the buildings creates open spaces for gathering, and natural daylight into the buildings. WGTC chose this 38.8-acre along the busy Interstate 85 south corridor to provide a pool of future workers to take advantage of the rapid health sciences and industrial growth in the area.

New Coweta Campus: West Georgia Technical College Allied Health Building and General Classroom Building Newnan, GA

Lead Architect: In order to both support and facilitate the growth that is taking place in this Praxis3 area of western Georgia, the West Georgia Technical Foundation secured a site Associate Architect: near Newnan to develop its new Coweta Campus for the West Georgia Technical Stanley Beaman Sears Architects College. After assisting the Foundation with its preliminary planning and fund Client: raising efforts, Praxis3 was selected as the lead architect to design the initial West Central Technical College Foundation, 47,000 s.f. Allied Healthcare Building which will also include the new campus’ and Georgia State Financing & administration offices, student center and bookstore. Praxis3 was subsequently Investment Commission selected by the Georgia State Financing & Investment Commission (GSFIC) to concurrently design a 36,500 s.f. General Classroom Building. Both buildings are being designed to attain LEED Silver Certification.

Architect: Praxis3 served as the Associate Architect to McLees, Boggs & Selby Architects of Macon, GA to Praxis3/ design the new Automotive Technology Center and Southeastern Early College and Career Academy McLees, Boggs & Selby (SECCA) at Southeastern Technical College in Vidalia, Georgia. The new 35,500 s.f., $5.8 million Client: facility will include classrooms and labs for Automotive Technology, Heath Sciences, Manufacturing, Georgia State Financing and Investment Commission/ Information Technology, and Cosmetology, as well as administrative and faculty offices, and a Technical College System of Georgia student breakroom with windows into the automotive service shop. Situated toward the rear of the building, the 13,043 square-feet Automotive Technology Center will be equipped with a 15-bay service shop/teaching environment for vehicle service and repair. Finished with thick-set clinker tile flooring, and fitted with seven vehicle lifts, an alignment rack and a wash bay, the new center will closely resemble a professional automotive service facility. Architects: This ambitious mixed-use redevelopment, spearheaded by Big Bethel AME Church’s economic Praxis3, J.W. Robinson & Associates development initiative, Project Nehemiah, occupies a full city block of Atlanta’s revered Martin Luther King, Jr. Landmark District. The $45 million project is helping to return the commercial Client: Big Bethel AME Church, corridor to its former popular state with an attractive new stretch of condominium residences, Integral Real Estate Group shops and small businesses. Working closely with community leaders and the Atlanta Urban Design Coalition, the design team’s solution strikes a positive balance of historic preservation Program Manager: Gude Management Group, LLC of existing retail buildings and economic viability with the new residential, office and retail components. Architects: The City of Atlanta in cooperation with the Reynoldstown, Grant Park and Cabbagetown Romm+Pearsall/ Verge Studios Neighborhood Empowerment Zones have developed a comprehensive study for the predessesor firms to Praxis3 Memorial Drive Corridor. The study area extends from Capitol Avenue to Moreland Avenue Client: encompassing both Memorial Drive and areas adjacent to the street. The initial phase of City of Atlanta the study defined problems and potential for the entire Empowerment Zone area(s) with special attention given to the Memorial Drive Corridor. The Romm + Pearsall/ Verge Studios team along with their consultants B. Architects: Located a few blocks from the Marietta Square, Meeting Park was a pedestrian-oriented Praxis3 mixed-use development that was conceived as an organic extension of the downtown Client: fabric, and as a contemporary complement to the Historic Square. The heart of the Winter Properties project included 70 residential condominium units, 6,400 square feet of retail space, and a central outdoor gathering place – which was to be the focal point of the entire Project Team: Stuart Romm, Brian Tanner, development. Sylvan Circle Project for NorSouth Corporation Atlanta, GA

Architects: Praxis3 provided pre-development and due-diligence design services for NorSouth Praxis3 for this project, which consists of 270 Family Apartments on a site near downtown Clients: Atlanta. For this project, Praxis3 worked closely with the developer to provide a design NorSouth Corporation / that maximizes the density of units, while still providing substantial green space for the Atlanta Neighborhood residents. The courtyard style buildings create intimate courtyard green spaces for the Development Partnership residents, while also providing very efficient access to resident parking areas. Architects: A prototype mixed-use building was developed for a new real estate development Praxis3 Verge Studios, a predessesor firm partnership. The building program includes two-level loft condominium units, live/ work units and retail space at street level. The building was designed for several inner- Client: Urban Realty Partners city/neighborhood sites currently undergoing transformation from light industrial uses to mixed-use and residential functions. The structure utilizes an innovative low-cost pre- cast concrete ladder frame that offers a high degree of flexibility in unit size and design. Exterior design of units gives the building a scale in context with existing neighborhood structures.

East Decatur Prototype Two Reagan Development Prototype Site, Decatur, GA

Architects: This urban mixed-use project was designed for an in-town market in direct competition Praxis3 with single-family homes. Innovative stacked townhome designs included large Client: terraces and flexible family spaces. Pre-cast structural elements and simple wood frame Regan Development construction at individual units made this an affordable building. A prototype was developed to test available sites for suitability before land was developed.

Mark Alexander, David Hamilton, Stuart Romm 3 firm portfolio praxis architecture planning design Georgia Veterans Memorial Park - Museum and Conference Center Georgia Veterens Memorial Park Foundation, LLC Rockdale County, GA Architects: Praxis3’s sister firm, LP3 architecture, is assisting the Georgia Veterans Memorial Park LP3 architecture sister firm to Praxis3 Foundation with their fund raising efforts for the next phase of development of the Veterans Memorial Park: A Museum and Conference Center. The 7,750 sf Museum will Client: include fixed and flexible display spaces for military memorabilia, an 80-seat theater for Georgia Veterans Memorial Park Foundation, LLC videos and guest speakers, and a gift shop with a snack bar. The 14,500 sf Conference Center will provide 500 banquet-style seating. The space can be subdivided into smaller Project Team: Stuart Romm, Amy Landesberg venues to support multiple functions simultaneously. Two curved, 35-feet tall concrete walls between the facilities define a courtyard along the main entryway to the Walk of Heroes park beyond. Visitors can place commemorative “dog tags” on the walls, as well as purchase sidewalk pavers, to honor veterans. A two-level, 185-space parking deck will be constructed adjacent to the building, connected with a covered sidewalk. When completed, the Veterans Memorial Park -- which began in 1995 -- will be the largest park in the Southeast that honors U.S. veterans from the 20th and 21st century. Architects: Praxis3 served as the architect of a Design/Build Team with Choate Construction Praxis3 Company of Atlanta and Walker Parking Consultants of Marietta to design and construct Design/Build Team: Cobb County’s new $8 million, 5-level, 534-space parking deck in downtown Marietta, Choate Construction Company Georgia. The parking deck is a pre-cast concrete structure, finished with brick and precast Walker Parking Consultants detailing to blend with the downtown Marietta buildings that surround it. The County’s Client: wanted the parking deck to more closely resemble an office building, with fenestration Cobb County Board of Commissioners that complements those of adjacent buildings, and articulated corner tower elements for its stairs and elevators. Architects: The Variety Playhouse has become one of the best known and most beloved music venues Praxis3 in Atlanta and the Southeast. Located in the Little 5 Points neighborhood, this former Client: movie theater attracts national and internationally known musical acts. The theater’s Steve Harris, Variety Playhouse original main balcony was an open clutter of scattered seating -- all with mostly bad sightlines. This study (illustrated above) lead to the design and construction of a new fixed- seating scheme that increased balcony capacity to over 140. Most importantly, all seats now have excellent views to the stage.

3 firm portfolio praxis architecture planning design Breaching the Floodwall: Recreating the Natural Levee Design Competition New Orleans, LA Architect: Our proposal seeks to re-engage these shaping aspects with three components- the levee/ Praxis3 green space, the city block and the living units. In the levee/green space component, and Lee Kean “Breaching the Floodwall” attempts to replace the single divisive edge of the floodwall, which acts as the definitive threshold between the natural terrain and the built environment Client: , with a zone which weaves together nature and the city. The natural ecosystem is reintro- Design Competition duced into the urban fabric. By recreating the natural levee, the built environment and the natural environment are washing over each other in a harmonious, respectful balance. Land and water is introduced into the site by an elevated public green space which folds from the sidewalk. This continues underneath the building incorporating a reflecting pool which also houses water collecting and regulating cisterns. The wetland-like public green space filled with indigenous grasses and vegetation makes a look out platform the width of the site to view the Mississippi River.
