A brief introduction to Lived•in

Lived•in are a young company that has grown out of a design led Architecture practice based in Stroud, Gloucestershire. We are looking to improve the property market by offering a viable and easy alternative to the traditional mass market housing model to potential self-builders. We provide high quality, fully-serviced plots, with planning permission in place, to build beautifully designed homes, in great locations, and to nurture new-build communities in historic and beautiful settings.

The Site

The Old Bakehouse site benefits from a great location, perched on the hill in the village of Randwick, with panoramic views over the Stroud Valleys. Randwick is a vibrant community with plenty going on. The annual Randwick ‘Wap’ - a local fete with unusual traditions - attracts visitors from far and wide, and throughout the year there is a strong community feel.

There is a choice of good state and private schooling in the area - Cashes Green Primary is rated Good / Outstanding and Randwick primary schools has been rated Outstanding by Ofsted. Both primary schools are within walking distance, and Stroud boasts a range of excellent secondary education opportunities.

The area is also well served with a network of public footpaths and scenic walks, with the Carpenters

Lived•in have been working closely with the Architects and planners to gain permission for two new-build houses [permission was granted in June 016]. The houses were designed by our sister company Millar+Howard Workshop, an award winning Architecture practice with experience of building contemporary homes in the Cotswold Valleys.

The Design

The design of both homes proposed at The Old Bakehouse site reflect the needs of a contemporary lifestyle. The exterior elevations are a contemporary take on the local vernacular of Cotswold cottages and historic industrial heritage of the nearby mills. Modern materials and windows juxtaposed with traditional stone work together to bring in plenty of light, minimise ecological impact and create an effect of modern homes that sit proudly but comfortably in their surroundings.

Both plots will enjoy generous living spaces, designed to interlink with the large gardens and take advantage of the beautiful views beyond.

Lived•in 6 Plot A - Guide price £150,000

Plot A is the upper most new build house at The Old Bakehouse site and enjoys panoramic views from the North East to the South. The current design offers approximately 10m of contemporary living space, with  double bedrooms upstairs and a flexible additional third bedroom on the ground floor.

There is lots of space given over to utilities, a ground floor WC and boot storage - perfect for a busy family putting the ample garden to use, come rain or shine.

The ground floor layout as currently shown is very flexible. For example, the snug could easily be given over to expand the living space, or be configured to form a more private study space. The study shown in the lower area could be cut out entirely to make a bigger living room, or configured to provide a bigger utility space if you decided to switch the kitchen space with the living room. Upstairs, four bedrooms could be built as three larger rooms. Perhaps you would like to prioritise even more space to the master bedroom. Lived•in 1 Customisation

We recognise that everyone has different needs, and we believe that your house should fit those needs. Customising the inside of the home is completely up to you. You may find that the current designs are a perfect match for your needs as they are; or you may want to re-configure the house completely. In any case, you will want to have a say on the internal layouts, choose all your finishes, fittings and any built-in furniture yourself. Ultimately, you can tailor the house to your own needs, tastes and lifestyle.

There are, however, certain limitations to how far the scheme can change without going back to the planners. If your internal design changes mean that windows need to move, or if you are wanting to make changes to the outside appearance from what is shown in the agreed planning permission, then you would need to talk to the planners, and make a renewed or amended planning application.

The houses have been very carefully designed to minimise their impact on neighbours, whilst making the most of the views and available light in a stylish and beautiful package. However, if you want to re-configure the house entirely, we can help you find an Architect to work with you to achieve this.

Lived•in 1 Specification

The houses have been designed to accommodate ample insulation, to keep the homes warm and environmentally friendly. The big windows and openings have been designed to make the most of high-spec double or triple glazed windows with maintenance free powder-coated aluminium outside finishes. The timber cladding, if left untreated, will weather down to a soft silver that complements the colour of the local building stone and the zinc will weather too, to a soft grey that disappears into the sky.

Both houses feature wood burners for the coldest winter nights and cosy autumn afternoons.

To meet regulations, and to make the homes a long term and sustainable design, we have provided space for bike storage, recycling bin storage and adequate parking to each plot. Both houses have ground floor WC’s and have been designed to allow easy access for all.

These features are now part of the planning permission and must be retained as a condition of the build. Otherwise the specification is yours, and up to you to personalise.

Lived•in 1 The Local Area Stroud is a historic, charming and quirky town in the Cotswolds. Its industrial heritage, old mills and rolling hills typify the area which is known for its verdant valleys and vibrant creative community. Many of the villages surrounding Stroud including Randwick are in the Cotswold Area of Outstanding Natural Beauty.

Bristol, Birmingham and Cardiff are all easily accessed by good motorway links, and London Paddington is an hour and a half away by train. How to get there To get to the Old Bake House, from Stroud take the A1 out of town towards Stonehouse, and turn right at the traffic lights just after Cainscross roundabout onto Cashes Green Road. Follow the road up the hill, over two mini-roundabouts and past Cashes Green Primary School. The Old Bake House is on the right approximately 0. miles from the school, just past the tight left turn to Westrip and the Carpenters arms.

The site is accessed by a lane to the right of the Old Bake House.

The postcode GL6 6ET will take you to houses off the bridleway known as ‘The Laggar’ which provides pedestrian access to the site. Parking is currently on the main road only.
