Options At London Gatwick Airport. 4 201 May Rosemary French Executive Director Gatwick Diamond 46 Basepoint Metcalf Way Crawley West Sussex RH11 7XX BRIEF Gatwick Airport Ltd (GAL) have recently published their ‘Second Runway Option’ consultation document detailing three options for additional runway capacity ahead of the Taylor commission that is due to report its recommendation on runway capacity in the South East in July 2015. Options two and three require similar land take as identified in the copy plan attached to this report. The report identifies in terms of land take for option three some 577 hectares of additional land of which some 34.9 hectares is employment land. What the report does not identify is the quantum of commercial accommodation that would be lost. Stiles Harold Williams have been instructed by The Gatwick Diamond Initiative to provide a report detailing the loss of commercial space (B1/B2 & B8 use) should the proposed second runway at Gatwick airport go-ahead. We have sourced the indicative plans from the consultation pack of the proposed land grab and report our findings as follows. METHODOLOGY Initially we identified buildings and estates located within the proposed boundary of option three utilising plans from the consultation publications. This was then verified and checked with site visits. Once a list of all affected B1/B2 & B8 property had been identified, these were then checked against the VOA Database to source the size of each site. N.B. Area’s were taken from the most recent entry to the VOA database. RESULTS From our findings we have calculated that the total amount of commercial square footage lost stands at 2,367,886 sqft. (219,981 sqm) This is broken down as follows. B1 Office – 820,235 sqft. (76,200 sqm) B2/B8 Warehouse/Workshop – 1,547,651 sqft. (143,780 sqm) Combined Total - 2,367,886 sqft. (219,980 sqm) N.B. We have relied on the accuracy of the VOA figures to arrive at our conclusions. N.B. The plans we have used are indicative at this stage and are likely to change once a detailed design phase is entered into. From which it may be possible to reduce the amount of floor space lost by design & boundary alteration. In addition GAL may be considering the options of replacing some of the lost floor space within the overall development of option 3 as indicated in their consultation document. ‘All options result in the loss of existing industrial and commercial property around the airport, including to the south in Lowfield Heath and in City Place. Options 2 and 3 also result in the loss of property in the northernmost parts of Manor Royal. We have identified an opportunity to provide replacement land in the area east of the railway. Whilst not strictly for airport operational requirements, we believe this is an important opportunity to address the impacts of these options.
