A Sustainable Location

Within East Goscote there are a variety of services, leisure and retail opportunities and a primary school. A good selection of local Public Rights of Way provide opportunities to reach surrounding areas by foot. The site also enjoys good transportation links to surrounding towns; it is connected via bus services to , and . The A607 is positioned along the site’s south east boundary; it connects the site to Melton Mowbray and Leicester. The A46 is in close proximity which links East Goscote to the M1, Leicester and Nottingham .

Historic Development

The historic maps below show the application site in the context of the growth of East Goscote since 1883. Unfortunately the mapping available only provides a limited picture of the historic development of the site’s surroundings. The 1883 map shows the site in an open countryside setting, is partially visible to the south and Rearsby to the north. Rearsby Lodge Farm, Rearsby Grange and The Coppice are all evident at this time. The Midland Railway is present to the north west of the site having opened in 1879 and is still in use today. By 1958 the construction of a British Army supply depot has taken place to the west of the site which, once decommissioned, formed the beginnings of the settlement of East Goscote. Residential development here continued through the 1960s and 1970s which can be seen in the 1976 map below. The area within the development boundary has remained in a similar state to that shown in 1883 up until 1989 where there is the addition of a garden nursery. Both East Goscote and Queniborough have increased in size through residential development; this is particularly visible from 1976 to 2014. The A607, which defines the site’s south west boundary, was built in 2004 and is evident on the 2014 map.

Viewpoints

The site is mainly located within High Leicestershire National Character Area although it’s most northern portion is within Leicestershire and Nottinghamshire Wolds Character Area. East B Goscote is a modern village positioned on the edge of the agricultural countryside which forms A the eastern portion of the Wreake Valley Local Landscape Character Area. The eastern edge of East Goscote is formed by recent residential development. Views of the development area are available from properties on the eastern edge of East Goscote, on the southern edge of Rearsby and there are some distant views from the south west.

In the immediate surrounds, the majority of homes date from the second half of the 20th Century and are predominantly detached and semi-detached homes on linear streets or set in newer estates. Most are of red brick, with street facing gables and red-tiled roofs. East Goscote is a modern village which was developed on the site of a decommissioned British Army Supply Depot in 1962. The village of Rearsby is home to a number of more traditional and individual residential properties.

Development Framework Plan
