Pinedale is the Sublette county seat and provides all needed amenities including groceries and restaurants. This river originates above New Fork Lakes and gets much of its water from small mountain tributaries within the Wind River Mountain Range. From there it flows through many privately-held ranches, providing much needed irrigation water to many of the cattle operations upstream of the ranch. As the river winds through hay meadows for 16 miles, it gets recharged by irrigation water that re-enters the river. At the northern boundary of the ranch, a main tributary in Willow Creek empties into the New Fork, and the river really comes to life. This ensures fresh, cold water for the trout of Dogwood Valley Ranch, creating a fishery that can be enjoyed much of the year. The river winds through the property for approximately 1½ miles before exiting to the south. Each run and bend is home to trophy brown and rainbow trout, some of which will top the 5-pound mark. There are two oxbows in the river right next to the home, which hold resident trout year round. On the northern section of the property, Willow Creek flows for a third of a mile before running into the New Fork River. This is a main tributary of the New Fork and will provide additional private angling opportunities.

This stretch of the New Fork is famous for its grey drake hatch, which typically occurs in early July. There must be something special about these insects, as seemingly every fish in the river abandons its hiding place to aggressively feed during this hatch. There are also many other insects that will annually emerge from this fertile river, including many species of mayfly, stonefly, midge, and caddis. Fishing with large terrestrials and streamers will also be consistently productive.

The ranch is also a few minutes away from a 12-mile stretch of the Green on public BLM land near Warren Bridge for wade fishing, as well as several sections of the Green that are popular for floating. The New Fork River is floatable in several stretches south of Pinedale near Boulder before it joins the Green River. Those sections of the river will provide outstanding opportunities for fishing from a raft or drift boat. The ranch is minutes from Fremont Lake, which is the second largest natural lake in Wyoming. For hiking and equestrian adventures, the countless high mountain lakes and streams of the are excellent places to go fishing for a day visit or extended camping trips. The first Rendezvous occurred in 1825, a gathering place for trappers to trade and sell furs. This event was held in Sublette County, which is named after William Sublette, a mountain man and trapper in the area around 1820 to 1840. The location of the Rendezvous moved each year and a total of six gatherings were held in this area between 1825 and 1840, near present day Daniel, Wyoming, only a 10‐minute drive from the ranch. In Pinedale each summer, during the second weekend of July, the town celebrates with a parade and a reenactment of the Rendezvous with locals portraying mountain men and Indians. Much of this history can be enjoyed with a trip to the Museum of the Mountain Man located in Pinedale.

The town of Pinedale was established in 1904, as a home base for railroad workers who milled railroad ties from the area’s thick forests. Even before the town was founded the cattle ranching industry was booming. Large herds of Hereford and Angus cattle roamed the large ranches. Additionally, tourist called “dudes” from across the country were visiting the region and paying guides to take them on adventures in the Wind River mountains dating back to the late 1800s. These “dudes” looked to fish, horseback ride and hunt in the beautiful western landscapes. This was the beginning of the still thriving dude ranching and guiding businesses in Pinedale.

There are many lakes nearby, including New Fork, Willow, Soda and Fremont Lakes, which provide an excellent resource for various types of recreation. For the equestrian enthusiast there is a lifetime of public land in northwestern Wyoming to explore via horseback. White Pine Ski Area is just east of Pinedale, providing downhill skiing and many other winter activities. Rendezvous Meadows Golf Course is less than 5 minutes from the ranch gate. In addition, the ranch is 90 minutes from the Jackson Hole Mountain Resort, which boasts some of the best and most challenging downhill ski terrain in the country. The ranch lies in the heart of some of the best snowmobiling that Wyoming has to offer. A short drive to the Upper Green River Parking Area offers access to 250 miles of marked and groomed trails in the immediate Wind River Range and the Continental Divide Snowmobile Trail that connects all the way up to Yellowstone National Park.

The rancher and the owner together run a small cattle herd. In addition, the owner runs a herd of his own. Typically the cattle overwinter on the property from January to June, and then are moved off to summer pasture for the irrigating and haying season. Currently they run approximately 350 pair, 120 replacement heifers, 20 older bulls and 40 bull calves. The calves are weaned in November and then sold in January. The ranch has 640 acres of state ground leased, which lies adjacent. Of the 860 total deeded acres, most of the ground is either irrigated or sub irrigated. Currently the lessee hays approximately 500 acres, which yields 1 ton of hay per acre over 1 cutting. The owner has made anywhere from 12-44% return on his investment on the truckload of Heifers, where the owner has partnered with the lessee. This property is being sold with select ranching equipment included.

The fences on this ranch are in good condition. At times the fences were built for convenience, and occasionally there are slight variations between the locations of the existing fence lines and the legal description, and there are recorded fence line agreements with neighbors as a result.
