When a large piece of concrete and rebar dislodged on the top floor and fell on the terrace below, spurred a year-long investigation. Following the Investigate-Design-Build (IDB) approach, STRUCTURAL crews provided access to the building to PROJECT HIGHLIGHTS investigate all locations that needed repairs. Special cornice beams and scaffolding was used to rig the rear of the building. Owner: Due to live post-tensioned strands in the concrete slab on the SoHa 118 Condominium 13th floor, extra precautions — such as scanning the slab — were taken while anchoring the rig to the slab. Specialty Contractor: STRUCTURAL STRUCTURAL assisted with the investigation by performing probes on the unbonded monostrand post-tensioning system (A Structural Group Company) used in the building, and exposed the grout pockets and inspected the condition of the anchorages. STRUCTURAL and Material Supplier: STRUCTURAL TECHNOLOGIES/VSL crews performed post- STRUCTURAL TECHNOLOGIES/VSL tensioning grout pocket repair, strand re-stressing, anchor (A Structural Group Company) replacements, and strand rethreading. Engineer Of Record: In addition to all post-tensioning repairs, the scope of services CVM Engineers also included the repair of masonry flashings and cast stones, Keith Kesner and the repair and waterproofing of all concrete slab edges. (610) 989-3800 Masonry areas with missing or deficient brick ties were retrofitted with new ties, metal cornices were re-anchored, parapet cap flashings were repaired and waterproofed, and window/HVAC perimeter joint sealants were replaced. Crews also retrofitted gaps, repainted, and repaired railing post pockets. STRUCTURAL with the QA/QC support of STRUCTURAL TECHNOLOGIES/VSL performed interior overhead post-tensioning repairs in the finished high-end units. Containment units were constructed in each condominium to prevent dust and debris leaving the work area as well as protect the interior finishes. Outdoor furnishings and plants were safely removed and relocated. The project required extensive planning and coordination with individual unit owners. Despite the challenge of working in an occupied condominium, the project was completed under budget and three months ahead of schedule. www.structural.net 5 Case Study Tomm Residence Basement Location: Willington, CT Start Date: August 2017 Completion Date: November 2017 Contract Value: $163,000 Project Description: The Tomm Residence built in 1984, is a two story above grade and one level below grade structure, whose 8” thick x 7’10” tall cast-in-place concrete basement walls showed severe cracking. An investigate design build project approach was chosen to determine the cause of the rampant structural deterioration and to develop the repair solution. PROJECT HIGHLIGHTS SIMCO Technologies performed a condition assessment of the concrete basement walls and slab on grade. Crews observed inward arching of the front basement wall, full depth cracks, interior and exterior cracking on the walls and at the ground level. The conditions indicated the walls were in a high level of distress and losing structural integrity, therefore STRUCTURAL recommended a full replacement to the existing basement walls.   • The North Jersey Transportation Planning Authority
    The North Jersey Transportation Planning Authority (NJTPA) is the federally authorized Metropolitan Planning Organization (MPO) for the 13‐county northern New Jersey region. Each urbanized region of the country is required to establish an MPO in order to qualify for the receipt of federal transportation funding. The NJTPA serves a region of 6.5 million people, one of the largest MPO regions in the country. The NJTPA evaluates and approves proposed transportation improvement projects. It also provides a forum for cooperative transportation planning efforts, sponsors transportation and planning studies, assists county and city planning agencies and monitors the region's compliance with national air quality goals. The 20‐member NJTPA Board of Trustees is composed of local elected officials from each of the region’s 13 counties and from the region’s two largest cities, Newark and Jersey City. It also includes representatives of state agencies and the Governor’s office. NJTPA’s host agency is the New Jersey Institute of Technology.
