Railway Station Redevelopment

Railway Colonies Redevelopment Multi Functional Complexes (MFCs) INCENTIVES FOR CAPITAL INVESTMENT

• Low initial Capital Investment in Land. Low investment • Lease Premium may be paid in specified no. of installments.

• For payment of 1st installment, extension upto 150 days is admissible with interest. • Execution of Lease Agreement on payment of first Flexibility installment and BG for subsequent installments. • For payment of subsequent instalments, extension upto 1 year is admissible with interest. • Right of First Refusal in re-bidding after expiry of Lease Ease of Doing Period. Business • Refund of Lease Premium paid in case of failure of the Project to take off. INCENTIVE FOR LENDING INSTITUTIONS

• Substitution rights through Substitution Agreement. • Escrow Agreement.

• Clearly defined Substitution & Termination Payments.

• One Bank can provide BGs, be the Escrow Bank & provide Debt to the Developer simultaneously. SALIENT FEATURES OF AGREEMENT

Phased Development

• Development in phases (consisting of separate buildings) allowed. • In case of phased development, specified date of project completion will be for the first phase and total construction period is 10 years.
