The Chicago Primary Metropolitan Statistical Area (PMSA) consists of 9 counties in northeast Illinois encompassing more than 5,065 square miles. With a population of nearly 8.5 million, the Chicago PMSA ranks as the third most populous metro area in the nation, behind New York and Los Angeles. The City of Chicago is the largest incorporated area within the Chicago PMSA and is the seat of Cook County. Chicago’s location in the central Midwestern provides excellent access to both the east and west coasts and puts its residents and businesses within a four hour flight of nearly every metropolitan area in the continental US. The region, commonly referred to as Chicagoland, is surrounded by smaller second tier markets such as Milwaukee, Wisconsin; Indianapolis, ; Detroit, ; and St. Louis, Missouri. Incorporated as a city in 1837, the city of Chicago was built directly on the lakefront, and now stretches 22 miles along the southwest shore of Lake Michigan. Today, Chicago is a major Great Lakes port and the commercial, financial, industrial, and cultural center of the Midwest.

Economic Diversity The Chicago economy is one of the largest and most diverse in the nation. As a major financial and corporate hub, Chicago’s locational attributes, economic diversity, transportation infrastructure, and corporate citizenship contribute to its status as one of the world’s most prominent business centers. Chicago has been a top US business location for many decades and is truly one of America’s great cities. Considered the primary service and distribution center for the Midwest, the Chicago market is popular as a headquarters location for large multinational corporations and with smaller regional firms looking to serve the needs of the Midwest.

Chicago’s size and diversity, as well as its skilled labor pool and strong educational system, continue to attract businesses looking to expand or relocate as evidenced by the recent consolidation of Sara Lee Corporation and the relocation of Boeing, to name a few.

Employment is strong in the metro area, with the majority of hiring occurring among banks, real estate companies, security firms, schools and health care providers and the federal government. For example, nearly 1,700 federal government security workers have been hired at O’Hare Airport and 800 more are needed. In addition, Bank of America is opening 50 full-service branches in the Chicago area. Chicago’s manufacturing economy has shown positive growth over the past five years. Given this growth, we expect business spending to remain steady along with industrial space needs through the balance of 2008.

As geopolitical concerns recede and business travel begins to firm, convention attendance has been rising and hotel occupancy has improved slightly compared to a year ago. The expansion of O’Hare International Airport is crucial for Chicago’s future because it is pivotal to the metro area’s growth as an international business, transportation and tourist center. A $6.6 billion O’Hare expansion plan is slated to be undertaken in the near future. The weak financial health of major airlines has led to the re-evaluation of the hub model on which O’Hare depends and has contributed to the delay of the expansion project. According to the City of Chicago’s estimates, the expansion would more than double the economic benefit from the airport to $50 billion from about $18 billion.

The Chicago PMSA, with a current population of over 8.5 million, has experienced an annualized growth rate of 0.8 percent between 2000 and 2004.

Approximately 62%, or 5.3 million, of the Chicago PMSA residents reside in Cook County, the core county of the metropolitan area. Cook County is the most populous of the metro area counties. Outlying counties such as Will, Kendall and McHenry each have experienced annualized growth rates above 3.5% between 2000 and 2004, far exceeding the national average. Through 2008, metropolitan Chicago’s population is expected to grow on average at 1.1% annually.

The general direction of growth in the metro area has been towards the North and West, with much of it concentrated along interstates I-94 in Lake County, I-90 in Northwestern Cook County and into McHenry County, and I-88 in DuPage and Kane Counties. Through 2007, the largest population increases were expected in WIll County, followed in order by Kane County, McHenry County, and Kendall County.

Employment Trends Chicago’s well-diversified employment base closely mirrors that of the Top 100 major metropolitan areas, only more heavily weighted in the manufacturing and professional and business services sectors. To the contrary, the metro area’s employment base is relatively under weighted in the government sector.

Among the region’s core counties, Cook County has the largest share of total employment by far. Between 2000 and 2030, Chicago’s total employment is expected to grow 28%. Thirty of the nation’s Fortune 500 corporations reside in Chicago. Five other firms within the Fortune 100 are headquartered in the metro area, namely Boeing, State Farm, Sears Holding, Walgreens, Motorola and Allstate. Chicago’s largest employers are a diverse group of multinational corporations spanning a variety of industries including telecommunications, aviation, manufacturing , retail and banking.

O’Hare provides daily direct flights to business centers around the globe, and puts Chicago’s residents and businesses within a four-hour flight of nearly every market in the Continental US.
