100 Eleventh Avenue is a condominium tower overlooking the featuring a distinctive, curved curtain wall never before seen in .

BBB served as Executive Architect for 100 Eleventh Avenue — a 23-story tower in the West Chelsea neighborhood of Manhattan, designed with Ateliers Jean Nouvel. The building features 72 residences, including one, two, and 3-bedroom apartments, five unique penthouses, and a single grand residence on the top floor. Building amenities include a glass-walled lobby looking into a garden; a multi-level art gallery; a fitness center; and a 75’ indoor-outdoor swimming pool. The exterior of the building features a gently curving mosaic of 1,700 windows of differing sizes and angles that frame dazzling views of the Hudson River. A 7-story street wall of mullioned glass stands 15 feet from the facade to create three semi-enclosed atria where plants and trees are suspended in a steel grid over the lobby restaurant and residents’ private terraces.

RESIDENTIAL 1055 Wisconsin Avenue

Situated along the C&O Canal in the heart of Georgetown, a new, high-end residential building features sweeping views of the Potomac River.

In 2010, BBB was engaged to design a new mixed-use development at 1055 Wisconsin Avenue NW at the intersection of Wisconsin Avenue and the C&O Canal. The existing site was an empty parking lot used by the Verizon main switch building, and the program for the new building includes seven new high-end condominium units, two ground level retail spaces, and two levels of subsurface parking. Using brick, stone, and steel, BBB’s design reflects a balance between the historic, industrial context of the Georgetown waterfront, the fine grain scale of the Wisconsin Avenue & M Street retail and streetscape, and the picturesque quality of the C&O Canal National Historic Park.

RESIDENTIAL 33 East

33 East 74th Street is a vibrant residential addition to the Upper Historic District, providing contemporary residences behind restored historic facades.

Located at the northeast corner of and East 74th Street in Manhattan, 33 East 74th Street is a new residential condominium that combines the former Whitney Townhouses — six, 5-story, turn-of-the-century rowhouses and two townhouses — into one building. The entrance to the building is on East 74th street in order to maintain the prime retail spaces on Madison Avenue. BBB’s work includes a restoration of the historic facades to harmonize with the surrounding buildings, and the design for a modern but contextual 3-story addition that features a series of setbacks to minimize visual impact from the street. Amenities include terraces at the setbacks and a landscaped rear courtyard.

RESIDENTIAL 551 West 21st Street

BBB is collaborating on a contemporary, high-rise residential tower located near the in West Chelsea with breathtaking views of the Hudson River, , and Midtown.

BBB and Foster + Partners are collaborating on the design and construction of 551 West 21st Street, a new, 19-story condominium that features 44 luxury units, a 6,000 SF amenity lounge and health club, and a 52-space public parking garage. The building, whose facade incorporates brilliant white precast concrete, shimmering metal trim and expansive glazing, also includes a 2-story, 12,000 SF commercial art gallery within the thriving Chelsea art community. The building will be capped by three full-floor penthouse units, each with a private roof terrace, and one with a swimming pool.

RESIDENTIAL 70 Charlton Street

Located on a through-block site in the heart of the emerging neighborhood, 70 Charlton is a new ground up residential building consisting of 91 market rate units and 30 affordable housing units.

The building consists of 22-story and 23-story towers fronting Charlton Street and , respectively, that are connected at the first floor by a common lobby and landscaped courtyard. BBB’s design evokes a contemporary interpretation of the neighborhood’s printing house architectural heritage by utilizing masonry, metal, and glass to create a robust building with oversized openings and crisp, contemporary architectural details. The residential units are designed with gracious, loft-type living areas and range from studios to 4-bedroom apartments. The first level contains retail and lobby space on both . The cellar level comprises of residential amenities including a gym, pool, and playroom.

RESIDENTIAL 70 Washington Street

BBB has converted an early 1900s manufacturing building on the Brooklyn waterfront into loft-style condominiums.

70 Washington Street, located in Brooklyn’s DUMBO neighborhood, is a 13-story building originally designed in the early 1900s by Joseph Turner. It was constructed by Robert Gair as a manufacturing facility for the corrugated paper boxes that he invented. A striking steel-and-glass canopy marks the new entrance of the building, which now contains 260 residential units. Raised floors have been incorporated into the units to accommodate mechanical services and allow for views in the lofty spaces with exposed structural ceilings. A modern rooftop addition in floor-to-ceiling glass houses private terraces with amenities and cabanas for residents on the roof above.

RESIDENTIAL Central Place

BBB’s design for Central Place will serve as a catalyst for the revitalization of urban life and pedestrian activity in Rosslyn.

Central Place is a mixed-use development comprised of a pair of high-rise towers, one residential and one commercial, located across the Potomac River from Washington, DC and visible from the National Mall. When completed, the office building will be the tallest in the Metro-DC area, featuring 521,000 SF of office space and 44,500 SF of street-front retail and restaurants. The residential building will include 377 units and 821 above- and below-grade parking spaces. The project is intended to enhance an area that currently suffers from limited amenities and pedestrian character, and to create a lively, urban destination. In the office tower, the addition of an open-air multi- use plaza, an observation deck with expansive views of the capital region, a commuter passageway, and public art all help to achieve these goals.

RESIDENTIAL Seward Park Site 5

BBB’s design for Site 5 brings market rate and affordable housing to the neighborhood of Manhattan.

Site 5 is a 15-story mixed-use development on the Lower East Side of Manhattan and one of the nine sites in the 6-acre Seward Park Mixed-Use Development Project, the largest stretch of undeveloped City-owned land in Manhattan below , also known as . The site contains 211 apartments and 73,000 SF of retail space. Half of the apartments will be affordable for low, moderate and middle-income families. The project also includes a 15,000 SF park that marks the site as a key community element. The building design features brick and metal panels that echo the textures of the surrounding urban fabric.

RESIDENTIAL The Carlton House

BBB transformed a former hotel on Madison Avenue into a luxury residential building with two stories of first-class retail space.

Situated prominently at the gateway to the Historic District in Manhattan, 680 Madison Avenue is a 15-story building originally conceived in 1951 as a residential property and then converted into The Carlton House Hotel. BBB’s transformation of the building to its new use as a condominium residence included reconfiguring interior layouts, restoring the exterior façades, and adding floor area and common amenities to the building. The residential floors feature all new finishes, circulation core and mechanical systems; the retail space is reconfigured to provide maximum leasing flexibility and contiguous space; and the façades are restored to their original splendor through a comprehensive window replacement program and masonry repair. BBB’s work also includes the design of a new 10,000 SF single-family townhouse adjacent to the existing building, which houses the entrance to the development.

RESIDENTIAL The Hendrick

BBB has designed a contemporary residential building inspired by the historic character of its surroundings in the heart of Boerum Hill, Brooklyn.

Designed with craftsmanship as the guiding principle, The Hendrik draws upon the neighborhood’s industrial past as home to the labor force that built much of New York City. To complement the predominately brick neighborhood, BBB specified Petersen Brick, a Danish handmade, coal-fired brick distinguished by its vibrant and deep tonality, unusual sizes, and textures. Each Petersen brick is unique. BBB traveled to Denmark with the client to visit the Petersen factory to finalize the color selection and understand the installation methodology first-hand.

RESIDENTIAL The Hepburn

BBB’s design for a bold, contemporary residential building adjacent to the landmark Washington Hilton near Dupont Circle takes cues from the hotel’s distinctive curvilinear geometry.

Inspired by the sculptural expression of the historic hotel building, the goal was to complement the original architect’s art form in a manner that also responds to the sensitive historic context. The sloped site’s irregular shape called for an addition that carefully harmonizes with the geometric quality of the hotel and respects its height and scale. The glass facade is an intentional contrast to the concrete grid-work of the existing structure, while its semicircular form responds to the hotel’s double arc, creating two primary open spaces: the interior hotel courtyard to the north and the residential terrace to the south. Expansive views of the city are maximized with rooftop amenities including an indoor “Great Room” and multiple outdoor terraces and pool. A series of ground floor lounges and activity rooms create communal and intimate spaces, allowing residents to socialize with neighbors or relax in privacy. Constructed in 1965, the Washington Hilton is one of DC’s most important examples of the expressionist mode of mid-century modern architecture. As part of the project, BBB successfully advocated for the hotel’s designation as a historic landmark.

RESIDENTIAL Watchcase Factory Redevelopment

BBB’s design for a vibrant new residential community at the Watchcase Factory retains the spirit of the historic building through the restoration of original materials and details.

The Bulova Watchcase Factory is a nineteenth-century industrial building located on a 2.25 acre site in the historic center of the Village of Sag Harbor, Long Island. The building stood empty for more than 25 years before BBB was engaged to serve as Design Architect to lead an extensive restoration and rehabilitation effort. The 4-story building now houses 64 condominium units, with the southern half of the site featuring newly constructed duplex townhouses and bungalow residences designed to resonate with the storied factory complex and the neighboring community. A concealed, underground parking structure with a landscaped courtyard above was also created, as well as the Watchcase Pavilion indoor swimming pool and fitness center. The complex was originally a polluted, industrial, brownfield Superfund site that underwent an extensive environmental cleanup and is now transformed into a model of sustainable design.

RESIDENTIAL Beyer Blinder Belle was founded in 1968, in the wake of the urban renewal movement in the , when the social fabric of cities, communities, and buildings was compromised by the prevailing attitudes about planning and architecture.
