How did you come up with it? Michael Vollmann: The idea was essentially born out of necessity. My brother Christian and I come from a small town, like a number of the other four co-founders of nebenan.de. Back there, our day-to-day lives were charac terized by experiences enjoyed as a community: Everyone knew each other, people would meet up in the local clubs and associations and doing charity work was the norm. That’s something we missed when we moved to the city. Urban environments are very anonymous and older people often experience loneliness. Gone are the days when people used to introduce themselves to their neighbors when they moved in. Nowadays you might say a quick “hi,” but that’s usually about it. This was something we wanted to change within our neighborhood – we started off with an email distribution list which very quickly evolved into a specialized local platform. The response was so positive that we wanted to make the platform available to every single neighbor throughout Germany. It would appear that your idea has touched upon a pressing issue in modern society … Vollmann: Exactly. Today, nebenan.de brings interested neighbors from all over Germany together on the online platform. Historically, only finance leases – leases that have a similar structure to asset purchases – have been reported as assets and liabilities on corporate balance sheets. Other leases, called operating leases, were “off-balance sheet” and were accounted for using principles similar to service contracts. Following the major US accounting scandals of the early 2000s such as WorldCom, Enron, and Arthur Andersen, off-balance sheet liabilities became a major focal point for the regulatory agencies that govern the capital markets in various countries around the world. Regulators were concerned that without corporations reporting leases on balance sheets, investors and analysts did not have sufficient information to evaluate the financial position of a company or easily make comparisons between peers in the same industry. In an effort to provide greater transparency, the IASB, which defines standards for international financial reporting, introduced a new set of lease accounting standards. IFRS 16 was first published in January 2016 and will supersede the current lease accounting standard IAS 17. IFRS 16 eliminates the operating leases classification.

The residential real estate company issued a fully digital registered bond of € 20 million for the first time. It has a term of three years. Security tokens following the strictest security standards were used for the transfer of ownership of the bond. The transfer of ownership rights of real assets take place on the established Stellar blockchain, which is used for transactions around the globe. The transaction is a novelty on the capital market – Vonovia created the tokens independently using the online marketplace firstwire. Vonovia had already used the platform, which brings issuers and investors together directly and in real time, to place a promissory note of € 50 million in September 2019. In mid-December, the German cabinet approved a bill introducing electronic securities, in order to drive the digitalization of the German financial marketplace and fulfill a key requirement of the German government’s blockchain strategy for greater transparency, market integrity and investor protection. As of 2018 more than half of the companies can rely on this experience § For the first time the share of women amonG shareholder representatives in DAX 30 exceeds 30% § Equivalent representation of women in chairperson and committee positions is still laGGinG behind § While the number of foreiGn board members in DAX 30 declined sliGhtly, the companies are able to attract experienced female board members, especially from the anglophone world § The cross-linkage of “Germany Inc.” is shifting: there are less supervisory board members with more than one DAX 30 mandate; however, several current DAX 30 executive board members take on DAX 30 supervisory board sets for the first time § The average grade of all DAX 30 supervisory boards according to the German school grading system improves aGain: from 2.3 to 2.2 § Lufthansa, Daimler, Bayer and MunichRe lead the rankinG in 2018.

I suppose you all have had a chance to look at the material we published this morning including the comprehensive presentation for this call. Your hosts today are CEO Rolf Buch and CFO Stefan Kirsten. They will lead through this presentation first and then open up for your questions. Allow me one remark in terms of logistics: we are in different places today so bear with us if we have a slight delay in responding to your questions later in the Q&A. And with that I would like to hand the call over to Rolf Buch. Rolf Buch (CEO) Yes. Hello also from my side. Welcome and I am sitting in the sunny Bochum, so everything is fine, like our Q1 results. So I would like to give you the highlights. I think you can see in the first Q1 result that our built-in organic growth will continue, our accelerated organic rental growth is now 3.4%. EBITDA operation is up by 8.7% and this is more or less the same number of units and same number of square meters. Our FFO per share is up by 17.5%. As you know our investment program is very important not only for this year but especially for the future and that is why we are happy to announce that the investment program of 2017 is fully underway.
