GENERAL REMARKS Offered for sale by Informal Tender as a whole or in two Lots, the total area is 5.54 hectares (13.70 acres). Lot 1 (edged red on the sale plan) is a small parcel of woodland (2.30 acres) of mature and semi mature broadleaf species planted by the current owners. Lot 2 (edged blue) is a useful and versatile enclosure of Grade 3 arable land (11.40 acres) with two wildlife ponds.

DIRECTIONS From Kn utsford take the A5033 Road and cross the motorway. Turn left at the traffic lights onto the A556 towards Northwich. At the next set of lights turn left again onto Plumley Moor Lane signposted Plumley. Continue for 0.9 miles, thought the village, bearing left at the mini roundabout, pass the railway station and cross the railway bridge. The entrance to the land is on the right hand side just after the Golden Pheasant pub and will be marked by our For Sale board.

TOWN AND COUNTRY PLANNING The property is sold notwithstanding any description contained in these particulars subject to any Development Plan, Tree Preservation Order, Town Planning Scheme or Agreement Resolution or Agreement, or Notice which may be or may come to be in force subject to any statutory powers or bye-laws without obligation on behalf of the vendors to specify the same.
