Welcome Th ank you for attending this consultation event which aims to gather the comments of the local community about the proposed masterplan design, which will inform the Hybrid Planning Application by Estates.

Hybrid Planning Applications consist of detailed and outline proposals. In this case Phase 1 will be presented as a detailed proposal and the remaining development will be submitted as an outline proposal. Th e Proposals

Th e main design objectives for the site can be summarised as follows;

• Th e site is allocated for housing development in Th e & Neighbourhood Plan; • Around 270 homes are proposed to be delivered over 10 years, including open spaces and paddocks; • Phase 1 is to deliver around 80 homes; • Th e housing is to be a mixture of 2, 3, 4 and 5 bedroom homes, including terrace, semi-detached, detached and bungalow; • Around 40 aff ordable housing units will also be provided (15%) • Vehicle access will be from Road; • Existing landscape features including hedges and trees on all boundaries will be retained where possible, as well as providing substantial additional tree planting and open spaces to enhance the housing proposals and respect existing residential amenities; • Numerous pedestrian footpaths will be promoted through the site which link to existing footpaths and public rights of way.

Location

Th e site is in a sustainable location, approximately 1.5 km south east of the centre of Alnwick and adjacent to the A1. To the north is the River Aln beyond which are open fi elds and the village of Denwick. Th e site is approximately 5 km from Alnmouth Train Station. Access to the site is proposed via an existing lane which leads from Alnmouth Road and provides Th access to the sewage works and will be improved to adoptable standards. e Alnmouth Road connects with the A1 via the A1068. R iv e A1 r Located to the eastern edge of Alnwick the Windy Edge site extends to A l approximately 30 ha in size and is bound: n Alnwick Gardens Car Park • to the north by the River Aln and the sewage works; • to the east by the A1 dual carriageway; • to the south by Alnmouth Road and several detached properties set within large gardens; • to the west by suburban housing on West Acres and Allerburn Lea.
