SITE LOCATION N The site is located on the Bincombe Bumps roundabout and A353 relief road on the northern edge of Littlemoor, a suburb to the coastal town of Weymouth. The site is about 6.1 km (3.8 miles) south of the A35 and Dorset’s County Town, Dorchester. The A35 is the main south coast trunk road providing access to the Southeast Dorset Conurbation (Bournemouth, Christchurch and Poole) and the Port of BRIDGWATER Poole, around 46 km (29 miles) to the east. Access to the motorway network is available via the M27 and M3 near Southampton, which is around 102km (63.5 miles) to the east INSET PLAN of the site, and the M5 at Exeter, located around 94km (59 NOT TO SCALE miles) to the west. SITE DESCRIPTION This greenfield development opportunity is available as a whole extending to circa 14.141 Hectares (34.94 acres) as shown coloured pink and edged red on the Sale Plan. The Sale Plan shows the site within the context of the wider 500 home urban extension being delivered by Lovell/Abri Weymouth LLP. SIGNIFICANT OPPORTUNITY There is currently no other opportunity of this type and scale available within the wider region and the commercial development land pipeline in East Dorset is heavily constrained. The wider residential development at Littlemoor has mutual benefits, providing workforce accomodation and driving footfall. The residential development of 500 homes is being progressed by a residential developer. A Reserved Matters Application for this part of the development is currently being prepared and the developer expects to commence on site in early 2022.
